Several allottees of Apartments at Prateek Wisteria at Plot GH 001 Sector 77 Noida, Uttar Pradesh, India need help !!

Since Feb 2016, residents of Prateek Wisteria have been following up with Noida Authority and M/s Prateek Realtors regarding signing and registration of sub-lease deed for their respective apartments.

1. The Builder says that Noida Authority is not moving the files in spite of them having paid all the due installments. They have even shown the residents the installment payment receipts.

2. Representatives of Noida Authority says that the Builder has not paid adequate amount for further sub lease deeds to get signed.

3. Most of the allottees have paid the required government stamp duty, and several have also given the stamp papers / e-stamps to the builder. Some of them have even signed the sub-lease deed, but still waiting for next stepe accepting the stamp papers, which is not as per the law.

Residents remain perplexed how a payment plan/arrangement between Noida Authority and the Builder can impact signing of sub lease deed by apartment allottees. Over 700 sub lease deeds from Prateek Wisteria have already got registered. How can this process get suddenly stopped now, and the remaining (approx.) 1100 allottees get impacted? (Project Size of nearly 1800 apartments)

Residents need support in resolving this standoff between Noida Authority and the Builder. They (Residents) have paid the required stamp duty to the government. Why should they suffer, and why should they run from pillar to post to get our sublease deeds signed and registered? Newspapers keep reporting that the rate of stamp duty will increase. Why should residents get impacted because of some arrangement / payment plan that Noida Authority and the Builder have between them, due to which new sub lease deeds for Prateek Wisteria residents are not being accepted after 31st March?

We look forward to get support in resolving these pending cases before any further rate escalation take place either in stamp duty or circle rate or both.
