Opposition to Rezoning Magnolia Plaza Myrtle Beach, SC
This petition is specific to the proposed rezoning of the property previously known as Magnolia Plaza Scenter located at 9714 N Kings Highway, Myrtle Beach, Sc 29572 from Commercial to Multi Family Residential.
The undersigned residents living along Chestnut Road, as well as communities / properties where current traffic flows through Chestnut to get access to their properties. These Neighborhood Associations and residents respectfully request that you consider our position against the multi-family zoning proposal at the previous Magnolia Commercial property. The signers of this petition are COMPLETELY OPPOSED to the addition of multi-family housing that will cause additional traffic and safety problems in an already heavy traffic area.
SPECIFIC AREAS OF CONCERN
- It is our understanding that a traffic survey may have been done in the fall to assess the traffic impacts of having a 250-300 unit multifamily property in this location. If a traffic survey was done in the fall, it IS NOT an accurate baseline assessment of traffic in this area. Myrtle Beach traffic volumes in this area are 3 to 4 times fall traffic volumes. NO decision should be made on this rezoning using a completely inaccurate traffic assessment. The traffic assessment must include the peak vacation time periods starting in mid-April “Spring Break” periods, and from Memorial Day to Labor Day in September. A decision made without an assessment that includes these well-known and very high traffic volume period would be ill-advised and very detrimental to the residents in this area.
- The property being considered for rezoning is boxed in between the 6 -lane Highway 17, the 4 - lane Lake Arrowhead Road, and the 2-lane Chestnut Road. We understand that permission to access Lake Arrowhead from this proposed property has already been denied, which pushes virtually all traffic to Chestnut Road. Direct access to 17 is an issue for this proposed multifamily property as turning left (South) across three lanes of North bound traffic on Highway 17 between lights would be extremely dangerous.
- Chestnut is already a very heavily used two lane road cutting between Savannah Shores, Arcadian Shores, Green Lakes, Arcadia Ridge, Arcadian Lakes, Arcadian Ridge Golf Course, and a main traffic artery to the Hilton, Apache Pier Campground, Arcadia I and II, Sea Watch Resort, Myrtle Beach Travel Park, the large Kingston Plantation Complex, and multiple individually owned properties. This area is already very dense with subdivisions, Condos, Homes, Hotels, and a huge volume of rental properties, all within 1-2 square miles.
- Chestnut traffic is also used by many residents and vacationers to drive golf carts, bike, and walk to the beach area. Additionally, Golf Carts driven by golfers playing the Arcadian Ridge Golf course also cross Chestnut Road in TWO places from 8 – 4 every single day.
- The intersections of Chestnut, Kings Hwy, and Kingston Road is already a known traffic issue that HAS NOT been addressed. NO rezoning should even be considered until this known traffic and safety issue on the East end of Chestnut is resolved. The rezoning will make a bad and dangerous intersection even more dangerous to residents and vacationers with the increased traffic volumes that will result from a 250-300 unit multifamily property. A property of this type on the West end of Chestnut Road would create bottlenecks to traffic on both ends of Chestnut Road which is only .7 of a mile long.
For all these reasons the signers of this petition make it known to our elected officials our COMPLETE OPPOSTION to the rezoning of the Magnolia Plaza Shopping Center Plaza.
