Jed, thanks for bringing this to light. I've never heard such a B.S. story purporting to justify a MAJOR assault on neighborhood zoning. Apparently that part of the lie about "there being no project in mind" is untrue; others have reported plans for a tall building. It is a sickening betrayal of trust.

I absolutely do not want to see commercial creep into our neighborhood. Keep commercial buildings on 27 Ave ONLY. Traffic is already bad without having commercial traffic increasing.

No, to upcoming, we need to keep the residential spirit of Shenandoah. There is enough comercial zoning in the 27th Ave.

This is a terrible intrusion into a residential community. While there is room for growth on land that fronts on 27th Avenue directly, there is no reason whatsoever to let commercial invade our tranquil area -- on lots not even connected to 27th. I have been involved in land use my entire career -- as a journalist, urban policy advisory and consultant. There is no reason why a speculator should be rewarded for buying and razing houses...and damaging a stable and solidifying core community.
Our neighborhood needs to set limits on development of commercial businesses within residential streets. It is not fair to the residents of those streets.

The residential neighborhoods need to be protected at all costs. There is no excuse whatsoever for the condoning of unscrupulous property development speculation at the expense of the residential neighborhoods.

I have conducted research around Miami for 10 years, and giving up house zoning for comercial zoning is always at the expenses of their resident who actually see their own properties devalue by traffic.

I strongly oppose real estate developers to ruin family residential neighborhoods. Ordinances 1030 and 1031 would cause great damage to the Miami-Shenandoah neighborhood and should not be approved by the City of Miami commission on Thursday, April 13, 2017.
