We, the undersigned, strongly oppose the application submitted by SL 1578 Sussex Turnpike I, LLC to permit the storage and use of ethanol at 1578 Sussex Turnpike, Randolph, NJ.



Our opposition is based on the following concerns:

1. Child Safety Risks – The proposed site is in close proximity to a licensed daycare facility. Ethanol is a highly flammable and hazardous chemical. Its storage near young children creates unacceptable risks in the event of a spill, fire, or other accident.

2. Violation of Zoning Intent – Randolph Township Ordinance §15-33.2A4 restricts hazardous chemical storage in this zone. Approving this application would contradict the ordinance and set a dangerous precedent.

3. Public Health and Welfare – Under N.J.S.A. 40:55D-70, zoning decisions must protect the health, safety, and welfare of the community. Allowing hazardous chemical storage next to childcare facilities and residential areas directly undermines this requirement.

4. Emergency Preparedness Concerns – In case of an accident, safe evacuation of infants and young children would be nearly impossible, and first responders would face unnecessary risks.



For these reasons, we respectfully urge the Randolph Township Zoning Board of Adjustment to deny this application.

Absolutely dangerous to our community in this area. Variance and interpretation must not be given. Many other alternatives that are already zoned for this hazardous use.

As a homeowner living approximately 3,000 feet from the proposed site, with well water, I am in absolute opposition to the possibility of having these chemicals stored near my home. Further, I am disappointed in the town for even considering it when local water supplies, children’s schools, and local businesses would be impacted as well.

Accidental spillage during transport/transfer/handling would also threaten contamination of the adjacent Alamatong Wellfield under MCMUA management which supplies drinking water to Randolph, Roxbury, Mine Hill, and other nearby towns, and the many homeowners and businesses relying on wells within 2,000 ft of the property line. There is no reason to allow such a threat to the local communities.

Please do not allow a company to use and store hazardous chemicals, no matter how safely stored to be near our residents relying on well water, near our watersheds, daycares, camps. It is the easiest time to tell them they cannot occupy the property now. And not when an accident happens.
