Sub: Opposing utility fee for upcoming leasing period.

I/We, the current residents of Parkway Apartments and Townhomes, oppose the fundraising attempt by property owners by levying a flat service fee on residents for utilities (such as water, sewer and trash) that are currently inclusive in the the rent we pay. There are other properties in the neighborhood that also charge residents for these services, however it is not a flat charge - but a metered one, thus fair and transparent. Therefore, it would be in best interest of everyone to levy a fee on services only after a proper metering system is in place for each apartment within the community. I/We also recommend the management to have one-on-one consultation with all the current residents regarding any proposed changes. This will increase transparency and overall credibility on the property management.

As a part of this responsible and tightly knit resident community I/We have a simple recommendation for the new management to generate cash inflow for addressing infrastructure developments within the community: focus on increasing the occupancy by providing attractive offers (reduce rent OR one month rent free OR short term leasing options AND referral bonus to current residents) to the Purdue student community among others compared to your competitors. The resulting rental cash inflow would be several magnitudes more than that generated by the proposed fee on utilities. This will also ensure the current residents will renew the lease in the following year thus benefiting everyone. An overall result is therefore a vibrant resident community.
