I oppose this Homestay special exception. This is a neighborhood. B&B ok with a full -time owner in residence but this exception makes this property a small motel.

I strongly oppose this special exception. It will set a bad precedent for our neighborhood and others throughout the County. The proposed use of this property as a short term rental will only benefit the owner to the detriment of rest of the neighborhood. Don't grant the exception!

Why not let Holiday Inn build a transient facility. Who knows, Hilton next? This is a residential community, not a short stay rental community. It is despicable that a developer who will build and leave, should leave his commercial mark on this community.

We are adamantly opposed to this Homestay exception for 2405 Northfield Rd.
Setting a precedent with this exception would have far reaching and negative impacts throughout the County.
It’s unacceptable! Traffic , noise and transient hotel guests will disrupt normal communal life in the neighborhood.
Would be better just to change the zoning and build a Holiday Inn there?
This is just how good intentions by the County via zoning changes go to hell.

Strongly oppose the near complete commercialization of this residential setting. The extent of this special exception application makes a mockery of the new Homestay ordnance.

We oppose the homestay exception for 2405 Northfield. This compound is way too large, akin more to a small hotel than a low-profile Air B&B accommodation. We would like rental accommodations in our neighborhood to be limited to those who are living in their homes and renting out a portion of the home to AirB&B renters, or full-time rentals managed by the owners of the residence. Though we do not live in extremely close proximity to the property in question, we know this could set up a negative precedent for other such accommodations within the neighborhood.

I have written letters since this project began. I am opposed to the request for a variance. Why did you labor so hard to craft a well done ordinance if you were going to entertain petitions such as this. This appears to be a boutique hotel!!!

Approval by the BOS would set a dangerous precedent for Northfields and all Albemarle County neighborhoods.

The idea that someone could just build out a property for the sole purpose of having a small hotel in the middle of a neighborhood seems way off base. Not only does the property look like a fortress with all of it’s brown fencing, but it is unfair to the people of Northfields that this would be considered OK for what the owner wants for it. Not to mention that the intersection just down the road at Northfield and Rio is already dangerous and known for accidents. 25 additional people occupying that home right there would add to that. I would also be concerned about noise as these types of places would probably accommodate wedding parties and special occasions like that where revelers are on vacation in large groups. Lastly, why would it ever be ok to just plop this down in a residential neighborhood and not even plan to live there? This is more of something that should only be considered in a property zoned for commercial purposes.
