I am in opposition. Our small town Cornville and Page Springs communities will forever be lost if this development passes. Spring Creek is home to endangered fish

This type of enormous development has no place in our rural community. I truly believe that every resident in Cornville or Page Springs opposes this and the Bellagio development. The only people that approve of it are those that stand to make money from it, the landowners, the water rights owners, the developers, and possibly people in the governments of Yavapai County and the City of Cottonwood, due the tripling of their tax base. Cornville's population is around 3200. These planned developments would TRIPLE our population! We live here because it is rural and has a small town feel. The Riparian ecology of Spring Creek is a rarity, and is sure to be damaged by this type of development. I vehemently oppose it.

The proposed development is inappropriate for the location. Too dense, requires too many public services that are needed to support exisiting local communitities. A PAD rezoning should never be granted based on this proposed for profit development.

This development IN NO WAY relieves the current housing issues in the Verde Valley. No one wants to seriously consider living the way these new developers would like us to. Say NO to Fleecing Homeowners and draining our local economy!

There are better places for the type of development planned. People don't want to become the next Phoenix. Most in this area like their small town feel and the beauty of the nature in the surrounding areas.

I strongly oppose this development. Has anyone driven through Cottonwood at rush hour lately, or driven to Sedona during the peak of the day? Roads are bumper-to-bumper already. Most people came here to get away from this type of development. There is other land more appropriate for such a development--along I-17. The beauty of the land is what we all love. Quality over quantity.... ARE WE REALLY WILLING TO SACRIFICE QUALITY OF LIFE FOR THE MANY FOR THE PROFIT OF A FEW??????

We know and really like this area from visiting family and friends. Such a big development would spoil the natural habitat and put enormous pressure on public services. Has any impact study been done?

I hope that our government will consider all the data available including natural resources and reject this proposal. Having mini cities in rural areas will destroy lije as we know it and bring in more crime and destroy the natural beauty of the area

Traffic, sight, air and noise polution.... We need the fire departments for emergencies and really are short on manpower as it is. All of a sudden population explosion. I love the wildlife and love to ride the horses. As it is it is dangerous to walk or ride on Oak Creek Valley rode... Humans are not trained to slow down and take a breath. It is a matter of time that someone will get hurt, if not a human a range cow. I do not think I can handle Scottsdale down the street. I have been here for 48 years. I started at 14 years old. I can not believe what is happening to Sedona. I do not hear people wanting to go back. It is to crowded even the employees say that. Now you want to destroy the desert on the entrance to Sedona. I hope that they will take another look at the community. I love it here. How about water? None.....showers, landscape, pools etc.
