The homes that we are proposing will be more expensive and cost more per SF than what is currently zoned for these two phases. It is very disappointing that misinformation is being used to influence peoples opinion on this zoning. We are asking for a modified housing type to meet the highest demand for this submarket. The homes will carry a higher value and will have the same character as the existing homes. The concept of age restricting was proposed by residents in an effort to protect the community from having more families looking for smaller homes moving into these phases. We agreed to this request by the residents of Bellmoore. We are not modifying the existing amenities. We are simply enhancing the park space contained in these two phases to make them more attractive to active adult buyers. We shared at the current sales pace, we will be in the community for the next 9 years. We also shared that 41% of the buyers looking for homes over $400,000 were looking for one-story homes. We are missing almost half of the potential buyers without offering this product type. I continue to be available to answer any questions regarding the facts. We are not adding any more homes, any more traffic or lowering values - we simply would like to offer a one story home to meet the current demand of Johns Creek buyers who want to age in place in a beautiful community with very nice features. Our proposal would have LOWER impact on traffic, LESS impact on schools, LOWER demand on the Bellmoore Amenities, would sell homes for a HIGHER sales price per square foot than the existing homes AND would allow us to finish the project sooner - a benefit to the homeowners and the developer.
