Are all six criteria of the Steinberg Act met with this rezoning request? It would seem that the smaller square footage would permit more homes to be built thus increasing the traffic flow. People have purchased homes already expecting the kind of community that was originally promised and filed for. Now the developer seeks to go back on those promises without due consideration of the home values of those who will be affected by these changes--dirty pool. Developer should have planned for what it now foresees as desirable. Despite a staff report that recommended "approval with conditions," the Planning Commission in its wisdom after discussion denied the application. That action should definitely be upheld by the Council.

I am opposed to rezoning changes at Bellmore Park at this stage of subdivision development since it was not part of the plan as originally advertised. Too many homeowners in the community and in the surrounding area will be adversely affected.

It doesn't seem fair to the homeowners in the subdivision who bought into a neighborhood that was marketed as upscale and larger homes. This sounds like a bait and switch tactic.

I oppose the approval of this rezoning request by The Providence Group. Approval will adversely affect the value of surrounding homes/developments and add additional traffic to an already very congested problem.

Keep John's Creek an upscale community. Developers only care about the bottom line and would build on a postage stamp.

The homes that we are proposing will be more expensive and cost more per SF than what is currently zoned for these two phases. It is very disappointing that misinformation is being used to influence peoples opinion on this zoning. We are asking for a modified housing type to meet the highest demand for this submarket. The homes will carry a higher value and will have the same character as the existing homes. The concept of age restricting was proposed by residents in an effort to protect the community from having more families looking for smaller homes moving into these phases. We agreed to this request by the residents of Bellmoore. We are not modifying the existing amenities. We are simply enhancing the park space contained in these two phases to make them more attractive to active adult buyers. We shared at the current sales pace, we will be in the community for the next 9 years. We also shared that 41% of the buyers looking for homes over $400,000 were looking for one-story homes. We are missing almost half of the potential buyers without offering this product type. I continue to be available to answer any questions regarding the facts. We are not adding any more homes, any more traffic or lowering values - we simply would like to offer a one story home to meet the current demand of Johns Creek buyers who want to age in place in a beautiful community with very nice features. Our proposal would have LOWER impact on traffic, LESS impact on schools, LOWER demand on the Bellmoore Amenities, would sell homes for a HIGHER sales price per square foot than the existing homes AND would allow us to finish the project sooner - a benefit to the homeowners and the developer.
