========================================== OBJECTION to the APPLICATION to CHANGE 60ose to 555ose HIGH DENSITY PR1MA ALAM DAMAI Project ========================================== (* ose = Orang Se-ekar ) Apr 2013 Introduction --------------- Alam Damai & Damai Perdana has been considered a very peaceful, harmonious and well planned township in Cheras area. For the past decade, it has been considered one of the most livable town with good amenities surrounding like shopping malls, schools, community hall, big greenery park, mosque religion places and so forth. Mushrooming of High Rise Projects in Recent Years -------------------------------------------------------------- The peaceful and harmonious living atmosphere is now being gradually invaded by the recent upcoming and on-going high rise projects in Alam Damai as well as neighbouring towns within 2km as follows:- 1) Mandarina Court (291 units medium cost apartment) completed in 2011; 2) Altitude 236 (236 units luxury condominium) expected to be completed in October 2014; 3) Cheras Height (300 units luxury condominium) expected to be completed in June 2014; 4) Montena Sovo Suites (473 units service apartment) expected to be completed in June 2015; 5) Casa Green (326 luxury condominium) expected to be completed in March 2016; 6) Vina Versatile Home (332 luxury condominium) to be completed June 2016. The above six approved and on-going projects have made up the number of 1,958 units (approximately 2000 units) and we could foresee the tremendous increase in population and vehicles surrounding Alam Damai area. However, the infrastructure and road are not upgraded according to this growth rate & scale. The proposed PR1MA Alam Damai SINGLE PROJECT ALONE will double up the figure of the six projects mentioned above as it consists of 2074 units of apartment in a small piece of 14.95 acres land. Worse of all, the location of this project is right opposite, sharing the same road with TWO schools, namely SM Alam Damai & SMK Alam Damai. We forsee the current conductive study environment will be ruined, safety of the school children will be compromised. Traffic will be terrible affecting the schools, balai police alam damai, and the existing surrounding housing area. Reasons of Objection -------------------------- 1) Questionable DBKL approval of Pr1ma Home Alam Damai project as the land was previously zoned and designated for low-cost apartment at density of 60 ose which supposed to consist about 224 units of apartment on the 14.95 acres land. However, now the density to be approved is approx 10 fold i.e. 555 ose ( orang se-ekar ) that consists of 2074 units of medium cost apartment; 2) Questionable DBKL approval of Pr1ma Home specification on unit size as public was informed that the size of Pr1ma Home shall not less than 800 sqft but the developer of Pr1ma Home Alam Damai showed 122 units sized at 670 sqft; 3) Pr1ma Home Alam Damai is a controversial project as one hand it claims affordable housing but only 6% of the units are 670 sqft whilst 94% of the units are 942 sqft and above at much higher price; 4) All the upcoming and on-going projects above will cause unbearable congested living environment will definitely jeopardize the current peaceful living of the existing residents in Alam Damai, Damai Perdana, Taman Len Seng and Taman Connaught, which is not aligned with the DBKL 2020 goal; 5) Tremendous drastic increase in motor vehicles of the new residents of the above projects will definitely worsen the current traffic problem along Jalan Alam Damai as all existing residents are currently facing the super-congested situation every morning (6:30am to 9:30am) and evening (6pm to 9pm). We sincerely request DBKL to review and allocate budget to improve the infrastructure and widen Jalan Alam Damai; 6) Jalan Alam Damai is the ONLY main access road for all the existing residents to MRR2 and Jalan Cheras. However, none of the above projects, including Pr1ma Home Alam Damai, has any proposal to widen/upgrade the current main access road or to construct new access/interchange road for the heavy traffic flow. Kindly look into this; 7) Serious pollution from increase motor vehicles and rubbish dumping due to increase of population and high density living; 8) Increase accidents to vehicles, residents and school children as there are two government schools next to Pr1ma Home Alam Damai and another two government schools just 1km away in Alam Perdana that use the same access road daily; 9) Increase crime rate, safety problems and hygiene problems due to medium cost apartment of Pr1ma Home is prone to be tenanted to foreign workers and hawker food workers; 10) Property price of the surrounding housing areas will definitely stagnant or go down and difficult to dispose due to the above reasons; 11) Unjust and unfair to Damai South buyers who paid a premium to the terrace houses sold by I&P as information was misrepresented that this neighbouring lot is only a 20+ floor medium cost apartments ( however it turn out to be a 43+ floor apartments ); and 12) I&P has another three housing projects in hand that yet to be approved and built and most likely are condominiums as well. This is another time bomb to the existing residents which the authorities should take note and take necessary steps to protect the people interests. Our Pleas ----------- 1) Reconsider and revise downward the density of Pr1ma Home Alam Damai; 2) Restrict motor vehicle access to/from Persiaran Bestari from this project, to ensure the school children safety; 3) If it is not profitable for the developer to continue the project at lower density condition, we suggest government to exercise compulsory acquisition on the land and develop it into a pleasant Pr1ma Home at lower density for the benefits of the people & nation and existing surrounding residents; Or develop it into a community center or facility to be use by the schools; 4) DBKL to be more aware of the future development submissions in Alam Damai area so as to control the density and ensure pleasant living of the residents, further so Alam Damai is where many government servants currently own and stay; 5) DBKL to impose strict Rule 5 condition (due to increase of density or plot ratio) to all developers in future. For example, most of the residents of Alam Damai were shocked by the Montena Sovo Suites project that obtained plot ratio of 6 (original was 3) but did not have Rule 5 condition imposed to the developer to seek hearing from the neighbouring residents in Alam Damai. The existing residents now are forced to accept the increase population silently. We understood it is too late to voice out as the project is now under construction. However, we urge DBKL to look into future development submissions. 6) We understand that traffic jam in city area and main trunk road is currently unavoidable. However, it is indeed frustrated that we have to continue to suffer traffic jam when we come out from our house to go to work in the morning and also need to continue to suffer jam even when we enter our neighbourhood. We sincerely appeal to DBKL to study the traffic condition, and allocate budget for this year or next year to upgrade and widen the road @ Jalan 3/118b, Persiaran Alam Damai, Jalan Alam damai, Jalan 1/144a ( Lenseng ), Jalan 9, Persiaran Damai Perdana. 7) Flash flood happens along the roads mentioned above. Appreciate if DBKL look into this matter also Conclusion ------------- Uphold pleasant and quality living of Kuala Lumpur. People First!
