The location is not acceptable due to the amount of children that walk or ride their bike to Durban Creek Elementary.

I oppose the kennel being located on the proposed site. There should not be a variance granted in the case. To go from a 5 acre minimum to less than ½ that amount is an unreasonable variance based on the location. It is too near many residences.

The proposed location is very close to my property which backs ups to Race Track Rd. We are already seeing a significant increase in noise due to increased traffic along Race Track Rd. Both high school and elementary school students are traveling to school at about the same time in the morning between 8 and 9 a.m. Drivers on Race Track Rd. would have to turn onto Veterans Blvd. and make a U turn at the entrance of Durbin Crossing neighborhood while residents of that neighborhood are attempting to exit. I am very concerned about the noise from the kennel and for danger to pedestrians and dogs alike. I am a dog owner and am satisfied with the options I have within a short driving distance. Adding the congestion from this kennel to traffic congestion going to and from 9B and the new town center will negatively impact my property values. I am very much against the kennel getting any exceptions at this location. I believe St. Johns County needs to be very careful about allowing certain types of businesses in this area.

The area is too small for what the owners want to do. Also why do we need to build on every piece of free land. Unless someone knows of a Planet B. We need to start being much better stewards of Planet A. Do not allow this to be built.
