The Village of Villa Park instituted a new zoning code called MX-T in 2018. These codes allow 4 and 5-story buildings to be built with one side facing a residentially zoned street and right along the Prairie Path. The “T” in MX-T is supposed to mean “transitional”. Five stories next to single family homes is too abrupt. Four or five stories is TOO TALL. Oversized new construction along the Prairie Path will not enhance our image as “The Garden Village”.

Currently the Villa Park Planning and Zoning Commission (appointed by the village board) is considering the first development which falls into the Mixed Use Transitional code (MX-T) and allows for a 5-story apartment building to be constructed at 27 W. Park Blvd. (intersection of Park and Princeton across from the Gazebo where the law offices/ old bank used to be).

We want to raise awareness among all Villa Park residents and business owners that the 4 and 5-story aspect of these new MX-T zoning codes has not been implemented in any building yet, but the village has a proposal for just such an apartment building. We want 4 and 5 story bldg’s (General Building) taken out of the code before it is used and sets a precedent. If there is an MX-T zone where this is suitable then a new code designation should to be created for where it is not.

We are a group of neighbors who have concerns over new construction in Villa Park. We are not opposed to development but we want to make sure that it is a good fit and the right size for our community and the the Prairie Path. We the undersigned residents/business owners of Villa Park, over 18 years of age, object to 4 or 5-story buildings along the Prairie Path and abutting a residential zone. We ask all elected and appointed officials of the Village of Villa Park to immediately address this error in our zoning codes before any buildings are built.
