The Property Owner of ~38 acres to the west end of Barbara Way and Sandy Lane is seeking to develop that property into Multi-Family Single Story Dwellings (Duplexes) and possibly diverting the traffic from the development onto Grove Creek Road. The Brookbend Grove HOA Board is strongly opposed to this change and plans to speak against it at the City Planning and Zoning Commission meeting on January 10, 2017. The Board believes the construction of these duplexes and the resulting increased traffic on Grove Creek Road will sharply decrease property values in both Brookbend Grove and the properties on Barbara Way, Sandy Lane, Country Drive, and Sunny Lane. Please consider signing this petition so that the Board will have evidence that the property owners in these two neighborhoods are not in favor of allowing these duplexes to be built, thereby strengthening the Board's position. The scale of this response reinforces our position ahead of the upcoming City Planning and Zoning Commission meeting. We are now finalizing the formal testimony to present this documented opposition directly to the commissioners.

Duplexes in this location will not only erode the value of one of the few quality developments in Waxahachie, but it ultimately drives middle-class taxpayers to Midlothian.

I have lived where this type of thing was done before and it changed the community and did indeed lower property values. When we moved the changes this brought had affected the value of our home a lot.

This new development would increase traffic on an already dangerous road. Not only that, we're concerned with maintaining the quality of elementary school our children attend. This could make the difference between public school and private school for our family.

Grove Creek Rd cannot handle more traffic. As is it is very dangerous in places plus BBend homeowners were assured there would be no multi-family units such as those proposed in close proximity to our homes. I recall some discussion of upscale apartments but certainly not duplexes!!!

My wife and I strongly oppose the proposed multi-family development on Barbara Way and Sandy Lane. Multi family was not part of the North Grove presentation given to us a couple of years ago and should not be allowed now.

The county and city have not demonstrated an ability to maintain Grove Creek Road with existing traffic. Road is too narrow, dangerous curves and poorly maintained.
