To the offices of the Town of Wake Forest Planning Department,

In the interest of the undersigned residents of Traditions, we strongly reject the commencement of Project SD-20-06; Traditions Townhomes, a planned development of 37 Townhome units between Reservoir View Ln and Traditions Grande Blvd.

We urge you to deeply consider the nature of this development as it relates to the quality of life among those on Reservoir View Ln. Their view, as it now exists, will turn into one that is obstructed with townhomes that run parallel to RVL. The unobstructed view, the open space, and the overall quality of life are major elements to the allure that drew our residents to this space and it will undoubtedly be substantially diminished.

Additionally, and perhaps most importantly, the project DOES NOT carry the sufficient frontage build-out(60%) required by the town. The mere twenty feet of buffer woods between the townhomes and the houses of RVL is also a discomforting proposition. There will be little to trust in zoning requirements moving forward if zoning variances are granted to developers who cannot/will not meet these requirements at their original specification.

Further, this type of layout will very likely create a cramped look, which is undesirable for both current residents and future ones. *It may also produce unpredictable and unanticipated traffic/parking concerns around Reservoir View Ln and Traditions Grande Blvd (we are already seeing this in certain sections of Traditions and it has been a talking point that has swept through the neighborhood in recent months).

In summary, we reiterate our concerns to put a stop to Project SD-20-06 for the reasons outlined below:

-Quality of Life; diminishing views and open space

-Insufficient frontage build-out and buffer by developer

-Undesirable appearance for current/future residents in an already crowding space

-Unpredictable neighborhood "flow" as it relates to driving and parking


Lastly, it is important to point out the reasonableness among current residents in the midst of a growing neighborhood and community, as it has been taken in stride and welcomed. The Town of Wake Forest has put forth good faith efforts towards listening to its community and lending careful consideration towards growing concerns. We ask you to read the signatures on this petition and consider the people behind these signatures. We are counting on you and we look forward to your direction.
