The Middlebrooke (Bethesda, MD) - Tenants Demanding 2 Months Rent Compensation

WHAT IS HAPPENING WITH THIS? THE BUILDING IS STILL A MESS.

We were told in July 2015 (a few weeks before we signed the lease) that the gym would be ready at the latest by Fall 2015 and that all renovations would be completed by Spring 2016. This is ridiculous. The elevator situation is even worse!

I cannot climb 10 flights of stairs.. I have ask Aldon Management place an elevator repair person on site...24/7 until the new elevator is up and running. Several times. It didn't happen.

This place has become terrible...

1. Should we wait for all ~70 tenants to sign the petition before we move on? 2. Is someone currently working at those 2 options (Lawyer, Media)? 3. I think filing a complaint is everybody's right as choosing a lawyer is and I believe these can go in parallel at the same time.

Hi Mi Sad! Today I found a one-pager on how to resolve tenant-landlord issues under my door. Was this provided by someone in our team? Is there any action required from individual tenants or are you (or someone in our team) will coordinate on behalf of everyone? Let me know if you need any help. I just wanted to make sure that one-pager was not given to tenants by Aldon so we stop acting as a group which would increase their chances to get away with such a horrible building management.

As a professional in the Commercial Real Estate industry, the Aldon Management is unprofessional and rude. We moved here because we were promised a gym by Winter 2015. The parking is a disaster and the lobby is just embarrassing. If they're going to be so sloppy with these renovations then we deserve some compensation.

Completely support this petition. Aldon Management has failed to manage renovations in timely, safe manner and all they have done so far is create a big mess. Nothing is completed, and it looks like it will not be completed soon. One of the permits on the main lobby door has expired on April 1. The other two permits will expire in two months. Given the fact that in about one year none of the renovations has made noticeable progress I highly doubt Aldon will complete anything by the time that all three permits expire.

The construction has been going on for almost a year, no visible progress has been made on any of the sites. They just start new renovations without completing existing renovations. The entrance to the building is unsafe, ugly; most of the lobby is blocked off for no good reason. The elevators do not work, the parking lot is a mess with about 15 spaces unavailable to park for tenants for many months; the safe access to parking is blocked. When we moved we were told that everything would be completed in fall of 2015. It is April 2016 and they have done practically nothing.

So much for everything being done in a timely manner. We were promised 2 working elevators by February. We have one that barely works and one that we have no idea when it will actually be functional. The safety certificate in the elevator expired last month and then we get a flyer int he elevator asking how they are doing with the renovations. What a joke. Start fixing the issues that we have in the building instead of creating more projects that won't get completed. We back this petition 100%

To say that renovations are completely mismanaged would be an understatement. They start a project, create a mess, then before they fix the mess they start another project and create another mess. It appears to me Aldon Management actually enjoys seeing how tenants suffer dealing with all the troubles they create. In addition to the issues you (organizers of the petition) raised there are several problems we can include: - Safety. I see families with kids walking around the long fence and really close to the traffic on Battery Ln. It is a problem, especially when parents need to carry groceries/etc. or when it rains and walking areas are slippery. It is harder to make sure their kids do not accidentally step onto the road with busy traffic. Kids are kids, having them walking 3 feet away from traffic is not safe. The regular (safer) passage to parking lot has been closed for several month. The actual number of days when contractors used the parking lot passage can be counted with one hand. The rest of the time it has been closed because they probably do not care about tenants. - Fire Safety. The fact that main lobby has been narrowed by about 80% is a problem. The fact that Aldon Management blocked off the lobby and did practically nothing is terrible. Imagine what's gonna happen in case of fire when all tenants try to exit through the lobby. What happens if somebody falls in the narrow passage of the lobby during this process? The short answer - disaster. We are literally dealing with cases which could cause death or serious injury. - Electrical issues. The fact that one can see electrical wires hanging out of lobby ceiling is disturbing. I hope they are all properly insulated, but who knows. After all - this is a building managed by staff who clearly have no idea how to safely arrange renovation/repairs project. There are so manny things which a person with slightest common sense would avoid when dealing with any type of renovation. The fact that

Absolutely backing this petition. Our call to Office of Landlord-Tenant Affairs confirmed that we have a great chance legally to get compensation and the normal living conditions back.

In addition to this approach, I would highly recommend to check the Office of Landlord-Tenant Affairs website: http://montgomerycountymd.gov/DHCA/housing/landlordtenant/complaint.html where you can first call an investigator and get legal advice and then send a formal complaint to Aldon, if they do not respond within 7 days then you can send it to the Landlord-Tenant Affairs office with more legal power. Let's stay together and get our rights/money back.

This has been the worst living experience I have ever had. Since, I moved here in June there has been non stop construction and absolutely nothing has been finished. We were made a lot of promises when we moved in about how great the building would be by the new year. But, instead we have just received email after email and dealt with every "inconvenience." This needs to change.
