*5/9 - LET THE BOROUGH COUNCIL KNOW OUR COMMUNITY SHOWS UP EVERY TIME, EVERY MEETING, EVERY VOTE NO MATTER HOW MANY TIMES THEY PUSH OFF THE VOTE!


* 5/6 - The Borough Council did NOT vote because, as stated by Borough Council, and recorded in Tuesday's 5/6 meeting minutes, "We do not have the notes from Planning Commission's Thursday's 5/1 meeting and vote."

"The vote is rescheduled for Malvern Borough Council meeting on 5/20."

**WHICH MEANS THE BOROUGH COUNCIL VOTED TO APPROVE CARR'S APPLICATION FOR AN EXTENSION SO THAT THE VOTE DID NOT NEED TO OCCUR ON 5/6 AND CAN INSTEAD HAPPEN 5/20**

FYI: The community showed up IN FORCE AND WE WERE HEARD! Homeowners, renters, businesses alike all packed into both rooms and filled them to capacity with standing room only!

*The Planning Commission voted to approve 7 waivers, which we don't love, BUT had the strength and fortitude to vote NO! and DENIED arguably the most important Waiver! Without this waiver THEY CAN NOT PROCEED WITH THE PLAN AS CURRENTLY PROPOSED AND DESIGNED!

BUT! PLEASE NOTE! THIS IS THE DATE FOR THE PRIMARY ELECTION AND WE WERE TOLD, IN THE 5/6 MEETING, BOROUGH COUNCIL, AS OF RECENT TIMES, HAS NOT TRADITIONALLY HELD THEIR MEETINGS ON ELECTION DAYS (timestamp 41:10 of the 5/6 Malvern Borough Council Workshp Meeting Zoom recording).


***The Borough Council will more than likely quietly move the meeting AND THE VOTE - and they will, more than likely, do it with the minimum public notice as required by law. STAY VIGILANT!

Did the headline shock you? Well it should. What does it mean and why should YOU care?





There are 572 reasons why you should care. 572 NEW traffic units PER THEIR REPORT! Link is listed below, Page 17/20 and Page 2 of the Bowman Report. Spelled out clearly in a chart.





Unit = vehicle of ANY size leaving or entering the ONE PROPOSED driveway of Carr's Duffryn Mawr Development.





*That’s just traffic. Wait until we blow your mind with fire. This petition has it all: traffic, fire, and honestly, the high risk of potential deaths – it’s action packed.*





FIVE HUNDRED SEVENTY-TWO VEHICLES are what Borough Council is proposing empty out onto Woodland Ave in ONE DRIVEWAY per their own plan review. Then have the 572 new vehicles disperse either onto to Roberts, in front of St. Patrick's SCHOOL (PreK3 through 8th grade), where there are kids being dropped off by cars and FAMILIES THAT WALK, Burke Park, and Roberts' residential houses, then onto Warren Ave and Church Streets - with residential homes, kids (some special needs and handicapped), apartments, and PEDESTRIANS coming from the municipal lot on Church crossing King to visit the Buttery. Or they continue down Woodland, again, past the SCHOOL where the bus drop off is, more residential homes with kids, some of them special needs and handicapped.





HOMEOWNERS AND RENTERS UNITE! We are all taxpayers with a voice!





If you have lived here for even a minute you have already realized this isn't just a Woodland, Church, and Roberts' problem because you know the morning and late afternoon/evening drivers that ALREADY speed and cut through our neighborhoods to beat the rush hour traffic. That's Ruthland, Green, Raspberry, 1st and 2nd Aves, and they even speed through Everett Ally which is scary when walking to a Malvern event in Burke Park and/or kids to/from school, from any direction including our neighbors from Eastside Flats. Or simply walking to one of the many Great Valley School District bus stops or to a specialized special needs school bus stop.





The ordinance reads if there are 20 or more units there MUST be TWO INGRESS/EGRESS AKA DRIVEWAYS. Why on Earth are we allowing 25 apartments PLUS! retail that could very well include high traffic intensive retail such as restaurant(s) and/or medical offices PLUS! the seven apartments that already exist on the corner of King and Woodland as their parking is also absorbed into this lot TO HAVE ONE DRIVEWAY AND EMPTY OUT ONTO A ONEWAY STREET INTO NEIGHBORHOODS, 5 CHURCHES, AND AN ELEMENTARY SCHOOL!!!!!! WHAT?!







TO BE CLEAR WE ARE NOT, WE REPEAT, NOT AGAINST DEVELOPMENT AND HAVING SOMETHING BUILT THERE!!! NAY!





WE ARE FOR RESPONSIBLE GROWTH! We love restaurants, we love new neighbors. We’d also love them to have two driveways per the ordinance. The ordinances are there to protect Malvern Borough and its tax paying residents! Why are we bypassing the safety brake?!





AND ALL OF THIS DONE WITHOUT A TRAFFIC STUDY!!!!!!! OUTRAGEOUS!





Planning Commission on May 1st had the strength and wisdom to SAY NO! and deny this waiver (which for you Engineers out there, you very well know this should have been a VARIANCE and gone through the hearing, not downgraded to a waiver - why was this allowed?)!





Not only did they deny this waiver, they made an amendment that a TRAFFIC STUDY is needed!!! They also agreed with the residents who went on the record stating it needs to take place when school is in full session and a week long to include Saturday’s WELL attended farmer's market, and Sunday to observe the traffic flows of all FIVE churches' various service/mass schedules.





The Borough Council represents US!





Now, let me REALLY blow your mind. That’s traffic. Let’s talk EMERGENCY.





572 traffic units is roughly ONE VEHICLE EVERY MINUTE. ONE DRIVEWAY. PER THEIR OWN PLAN REVIEW. Throughout a typical 9.5 hrs day where most of our residents are awake and active. It does not account for what rush hour already looks like turning onto this street, but I digress.





What happens during an emergency with one driveway that is the ONLY access for ALL VEHICLES, ALL DELIVERY TRUCKS, ALL EMERGENCY VEHICLES? Deaths. Deaths occur. Lot is full and people are looking for parking or trying to exit and there is a fire? Deaths.





Perhaps you are thinking we forgot that the ladder firetruck can set up on King. Nope. Telephone poles and high voltage wires. Do you know how long it takes PECO to shut that down so firemen and women can get through and save lives? It’s not 30secs. It's not 5min. Closer to 20min if everything goes right on PECOs end.





That’s human lives at stake. And you gave us one driveway to save our future neighbors?





One driveway where a vehicle a min is entering/exiting and we are suppose to get a ladder firetruck (usually accompanied by another smaller firetruck and/or fire vehicle(s)), first responders (that’s multiple), ambulance(s) (more than likely multiple), police (multiple) cars to the building?





As the kids say, “The math ain’t mathing.”





Sign the petition and show up May 20th to tell our Borough Council to vote NO! to this proposed, dangerous, design and YES! to responsible growth, YES! to adhering to ordinances put in place to protect us. All of us. Homeowners, renters and our first responders.





The Planning Commission denied the waiver and amended that a week long traffic study be conducted while school is in session, BUT! the BOROUGH COUNCIL can BYPASS the Planning Commission and their recommendations of denial on this waiver, AND THEY PLAN TO. THEY PLAN TO BYPASS AND APPROVE on May 20th. AND THEN THAT’S IT FOLKS.





YOUR PRESENCE AND VOICE ARE NEEDED THIS TUESDAY, MAY 20TH at 7pm. BOROUGH COUNCIL REPRESENT US!





NO! TO THIS PROPOSAL AND YES! TO RESPONSIBLE GROWTH!

The Council needs to be called out on the carpet for these decisions. Especially for their disregard to the potential fire safety and lives for the future residents on the 2nd and 3rd floors of the proposed building. Read on about all the waivers if you are curious.
