Not a resident of Luton but live within 5 miles. Apart from going to football I would not bother visiting Luton because it looks run down, the shopping facilities are poor compared to other centres within 25 miles. The town desperately needs regeneration and the envisaged development can only be God for the town, existing businesses and employment.
