We, the undersigned, residents of Vanderneuk Road, Lost Lake Road and Linley Valley neighborhoods draw the attention of the City of Nanaimo to the following:

THAT,
We oppose the rezoning of 5707 Lost Lake Rd. (from single family) on the basis that:

  1. Increased traffic related to this development will aggravate an already unsafe and problematic roadway (Vanderneuk/Lost Lake Rd) where there is already significant concern for the safety of pedestrians, cyclists and motorists. Children and parents walk daily along unconnected sidewalks to Randerson Ridge Elementary while traffic negotiates blind corners and intersections at high speeds and this development will aggravate those safety concerns.
  2. A densification increase of 700% (single‐family single storey to 8‐unit multifamily) in addition to existing and contentious 9‐unit adjacent development is better suited in areas with suitable services and access (upgraded utilities, schools, transit, traffic management, greenspace, parks, etc.).
  3. This development would not meet the City of Nanaimo’s Official Community Plan objectives for neighborhoods (increased dependence on vehicles, no transit opportunities, impact to surrounding land uses have not been mitigated, no efficiencies in servicing, etc.)
  4. This development is an arbitrary densification of an individual land parcel with no plan or strategy for redevelopment or improvement of the Vanderneuk/Lost Lake area and only adds to the access and servicing inefficiencies already being experienced in this corridor.
  5. The community wishes to mitigate the negative and related community effects of the development already underway at 5705 Vanderneuk Rd. and avoid precedence prior to needed infrastructure improvements.

THEREFORE,

Your petitioners request that the City of Nanaimo reject the proposal for rezoning of 5707 Lost Lake Rd.
