We, the undersigned, residents of Vanderneuk Road, Lost Lake Road and Linley Valley neighborhoods draw the attention of the City of Nanaimo to the following:
THAT,
We oppose the rezoning of 5707 Lost Lake Rd. (from single family) on the basis that:
- Increased traffic related to this development will aggravate an already unsafe and problematic roadway (Vanderneuk/Lost Lake Rd) where there is already significant concern for the safety of pedestrians, cyclists and motorists. Children and parents walk daily along unconnected sidewalks to Randerson Ridge Elementary while traffic negotiates blind corners and intersections at high speeds and this development will aggravate those safety concerns.
- A densification increase of 700% (single‐family single storey to 8‐unit multifamily) in addition to existing and contentious 9‐unit adjacent development is better suited in areas with suitable services and access (upgraded utilities, schools, transit, traffic management, greenspace, parks, etc.).
- This development would not meet the City of Nanaimo’s Official Community Plan objectives for neighborhoods (increased dependence on vehicles, no transit opportunities, impact to surrounding land uses have not been mitigated, no efficiencies in servicing, etc.)
- This development is an arbitrary densification of an individual land parcel with no plan or strategy for redevelopment or improvement of the Vanderneuk/Lost Lake area and only adds to the access and servicing inefficiencies already being experienced in this corridor.
- The community wishes to mitigate the negative and related community effects of the development already underway at 5705 Vanderneuk Rd. and avoid precedence prior to needed infrastructure improvements.
THEREFORE,
Your petitioners request that the City of Nanaimo reject the proposal for rezoning of 5707 Lost Lake Rd.

I have submitted a formal request for a traffic impact study regarding the proposed density increase at the Lost Lake site. The planning department has acknowledged receipt of our concerns and I am currently preparing supplementary documentation to address the discrepancies between this proposal and the Official Community Plan.

The increase in support has provided us with the necessary leverage to request a formal meeting with the city planning department. We are currently finalizing the documentation that outlines our concerns regarding traffic safety and infrastructure capacity for their upcoming review.

We have so much “blank” space in the centre of the city that needs to be occupied. Encourage and incentivize developers to focus there before enabling more sprawl via new subdivisions - which provides a drain on city services while impacting our environment.
This rezoning brings in 8 more families into an area where Council already approved rezoning to allow 9 other families to live on the hill above it. Is council going to put in a traffic light at the juncture of Lost Lake, Vanderneuk and Malibu Terrace Roads?
Why bother to have a Nanaimo community plan when its completely ignored for$$
Say NO to Rezoning of 5707 Lost Lake Rd.
Strictly opposed to the zoning permitting high density residential in this area. Also due to the nature of the development and the owner, this does not permit affordable housing. as the owner is foreign and deemed non-resident by CCRA.
The growth in the area has been significant without any thought to traffic flow and appropriate infrastructure to accommodate the growth.
There are so many areas in Nanaimo that would better benefit from this sort of development.

There has been too much development on this narrow, rural road. The traffic increase would break the camel"s back!
