The proposals simply ignore community involvement. Despite what they say, it's clear that they have allegiances with entities interested in developing South Broad the way they want, forget those who live and own here. Angie's email snippets with them show this in my opinion. The fact that they are not interested in really addressing our concerns when we met with them is telling as well. People, get at your Councilmen, and let PCPC know your feelings about these proposals.

Angie, As a developer and property owner and Broad Street neighbor I feel South Broad Street needs responsible planning and input from neighbors and civic groups . Automatic bars, clubs, fast food restaurants , dumpsters, and doctor clinics ( 5 drug clinics already) are not the answer since many of the building and business owners are not responsible neighbors themselves. If this was Spruce or Locust Street, or even E. Passyunk Ave this would never happen, in fact it isn't happening there. Greg Damis

South Broad Street is a beautiful row of old brownstones - why would you do this? Having more residences is what will make this avenue more vibrant. We certainly don't need any more drug clinics!

Whenever one sees a nice neighborhood, there is ALWAYS a strong civic association behind it. Renters do not join civics, home owners do. Any zoning that lessens this equation courts disaster. I have lived in major cities on main boulevards that are absolutely amazing. South Broad St is the entrance way into the city and what greets visitors, lets aim at something like the success of Passyunk Avenue, instead of thinking drug clinics, fast food, renters and bars. This deleterious "vision" badly needs to change. Poor South Broad, continually dumped on. Reminds me of the old TV commercial about serving disagreeable breakfast food, where one child opines, "Give it to Mikey, he'll eat it!"

Any S. Broad Street plan impacts all of us who live just off of S. Broad Street as well. We have vibrant, well kept neighborhoods, and don't need or want these types of establishments. Why weren't we notified, and involved in the process?

The Planning Commission needs to understand that bigger and more is not necessarily better. South Broad street has many great new and old buildings but there are many buildings that are over used, abused or neglected, primarily by non Phila. owners .

Why are the PCPC and the 2035.org trying to destroy South Broad Street? As a homeowner I was never contacted about the re-zoning until it was too late. I pressed to find out who the " stake holders" were, who initially put this plan in place. This was the reply from Nicole Ozdemir: " We spoke with many different City agencies and departments, and the results of those conversations and meetings are actually the existing conditions memos. We also discussed and vetted big ideas and proposals with our steering committee, which is comprised of various community groups, City agencies, City Council offices, state rep offices and US rep offices. " Really! Come on, if they really wanted to take an accurate temperature of the neighborhood they could have sent info with our tax or water bill! Center City had the benefit of being notified, a grant to propose their own plan, and two years in which to do it. They had the undivided attention of the City Planning Commission, while other areas were handed off to the Citizens Planning committee, a group made up of individuals who could pass a ten week training course. After the proposed plan was in place they heId three neighborhood meetings, (the last one was to reiterate the process of the plan.) which was supposed to be about the residents input. It was a joke. We were treated like elementary school children, given stickers to put on a board. Half of the 91 attendees were developers and absentee landlords who flooded the boards with stickers for multi-family housing along the whole of South Broad, covering the residents stickers asking to keep them RSA-1. From this one meeting the plan was solidified for RSA-5. The plans shown also had a section marked as an "Historic Theme," and why this would be a good thing for bringing new businesses to the community.
