Photo: Rendering by NEW property owner of his plans to re-develop the "Kings Creek Shopping Plaza" - which would include a 3-story parking garage, 4-story Assisted Living Facility with 275 beds for its patients (initially was designed as a 5-story structure), and large 3-story commercial buildings. Total size of all proposed buildings is 6.3 times LARGER than the existing convenience retail center built in 1974 and now to be demolished. These mega structures will bring much increased traffic, diminish our Quality of Life, and lower our Property Values.

Sign our Neighbors Petition to STOP these plans that will destroy our Kings Creek Village as a friendly and peaceful neighborhood... that we have enjoyed since 1974.

WHO SHOULD SIGN THIS PETITION?

All “Kings Creek Village” residents (including renters), property owners… and those in nearby areas who are part of our “East Kendall” community in southwest Miami-Dade County, Florida.


WHY SIGN THIS PETITION?

We must STOP re-development plans by the NEW owner of our neighborhood’s “Kings Creek Shopping Plaza” which threaten our Quality of Life and will lower our Property Values – see details below.


BY SIGNING THIS “Kings Creek Neighbors Petition”, I AM STATING THE FOLLOWING:

NO to any zoning change or variance to permit construction of an “Assisted Living Facility” (ALF), nursing home, rehabilitation center or other institutional uses at Kings Creek Village.

NO to new buildings higher than nearby 4-story residential condominiums.

NO to planned multi-story parking, unless hidden from view.

NO to increase in commercial traffic through our residential streets.

YES to preserving our friendly neighborly Kings Creek Village atmosphere… enjoyed by us since 1974.

YES to keeping small convenience stores, restaurants & professional offices that serve the needs of Kings Creek residents & others living nearby in East Kendall.

YES in addition to above - to new upscale residential condos, no higher than 4 stories, that will increase the property values of existing Kings Creek properties.

YES to new abundant landscaping to protect visual privacy of existing nearby townhouses & condos.

YES to getting support for this “Kings Creek Neighbors Petition” from our elected homeowner associations’ directors, Community Zoning Appeals Board #12 & our Miami-Dade County commissioners.

YES to re-development of “Kings Creek Shopping Plaza” by its new owner, but ONLY in a manner that will be compatible with and enhance the residential character of our unique Kings Creek Village.

NOTE: Each adult person in a household should sign a separate petition. Please do not sign the Online Petition if you already signed the "printed paper format" Petition which is also circulating. Both formats are equally valid. Please encourage other neighbors to sign!

This Petition was initiated by Alfredo Manrara and concerned volunteer Kings Creek neighbors, not by any homeowners' association. It is a grassroots effort by WE the People!

I am in support AGAINST JDP Equities building an ALF to devalue our properties both financially & personally. This project will generate huge amounts of wealth for them at the expense of excess traffic thorough our quiet streets, loss of community feel, displacement of local Mom& Pop shops and a "sky-scrappers" towering OUR community. I vehemently appose the building!

I was involved in October 2005 when Kings Creek neighbors STOPPED another developer wanting to build eight towers of 8-stories each at Dadeland Breeze. We collected over 1,000 signatures... and the Miami-Dade County commissioners voted 11 to 0 in "our" favor to STOP that project... we can do it AGAIN... it is up to YOU and me. Sign now & get others to sign also.
