This development proposal is outrageous. Cleverly limited to 299 units thereby not subject to the HCC review which would occur at 300 units!

I not only worry about keeping Etowah rural but the infrastructure will not support all of this development! Let’s have a moratorium on further development until studies are done. We are going to have road,sewer and water problems!

The infrastructure in this rural area is not designed to handle dense demographics. Referring to Roads, Schools, Water, Sewer capacities. The local taxes would have to drastically increase to provide the funds needed to pay for all of these services prior to the start of any construction. This community consists of primarily retirees on fixed incomes who financially could not afford stiff property taxes to accommodate this project.

To who it may concern: Etowah is in a position to be surrounded by growth of developments such as these and with only one way to get in and out.
Hwy 64 has been inundated for the 16 years we have lived here.
Traffic with this plan plus the plans in Laurel Park to try and put two traffic circles on 64 will tie up traffic in that area.
That has not been addressed so far.
With this development and the fact that there has been no plans to widen 64, it will be a parking lot from Brevard to Hendersonville if these two
proposals are done!
Plus the widening of Hwy 64 has only been (proposed) for way off in the future!
Not a good thought out idea
on either Gentlemen!

Etowah is a small town with a softly rural texture. We drive on two-lane roads coming and going in all four directions. Most have no shoulders and no passing. If you're in a hurry, you may be late. This little village of 3500 would be strongly impacted were 300 more cars, a few dozen motorcycles, and 600 new renters to be downloaded atop our little infrastructure. We love it here and want to keep it clean, small, and unsnarled. Please don't allow big developers to spoil our hills and rivers.
Larger towns around us grow at 1-3% a year. We can't absorb 17-20% from one project.

I am opposed to this development because this area should be kept clean of more development. I do not want more traffic or large housing developments in and around this beautiful area!

My husband and I moved to this community a year and a half ago from Northern Virginia. One of our primary reasons for choosing it over Brevard or Pisgah Forest or Flat Rock or Hendersonville was its rural community feel and its location half way between Brevard and Hendersonville. What is being proposed for the Hammond Farm property is ill-advised and has NOT been thoroughly studied re traffic volume increase, affect on the local schools and water/sewer systems. You need to put things into perspective and consider the input from already existing, tax paying residents vs the greed of a developer intent on putting in too many units for rental only, yet surprisingly just under the number requiring the consent of our elected county board.

On top of ruining the environment in our area, 64 and Turnpike Roads would have to be widened BEFORE this project was approved. I doubt that would happen.

If this development is allowed to go forward, it will add further stress to an already overstressed infrastructure. It will necessitate major upgrades in the future. Will the developer pay for this? I think not. It will come out of our pockets as taxpayers.

One of the main reasons we moved to Etowah was the beautiful rural areas and slower pace. I have lived in an area on the west coast in Oregon that was a beautiful rural area and a developement very similar to this moved in and yes.....it ruined the feel and brought in a different type of people. Rentals do not take pride in their communities in the same way.
