Why is it that county after county make the same mistakes time and time again when it comes to development. Or more accurately, over development. North Fulton, Forsyth and soon Dawson County will join the plethora of other Georgia counties which have succumbed to the pressure of developers and permitted unbridled and ill conceived development.
It is sad to see that Dawson County is permitting excessively dense development, allowing absolute clear cutting of each and every single tree no matter how many acres are denuded. There are ZERO requirements which limit the percentage of hard surface building per lot which increases the certainty of flooding, erosion and increasing the reflective and absorption temperatures of the area.
Dawson County is going the way of Dekalb, Clayton, Henry, Fulton, and Forsyth Counties and we can look forward to the same choking traffic, smog, crime, higher taxes and a lower quality of life which those counties 'enjoy' now.
How about a moratorium on larger developments until a sensible overhaul of the building codes, density formulas and the like are implemented .

Dawson County unprecedented growth in Developments is due to poor 5-year Planning and lack of accountability and fees for Developers. Instead they tax the Taxpayers who I've been here and are already affected by all these new Developments, massive influx of people and lack of Infrastructure and Services to sustain all the growth.

ATTENTION!! Thursday, June 2nd, the Dawson County Board of Commissioners is set to rezone the land next to Elliott Rd to settle the lawsuit by Dawson Forest Holdings. This action overrides the decision the BOC made in 2017 to not rezone the land as applied for by Dawson Forest Holdings based on the negative impact to the community.
We'll be posting the new rezoning documents that the County filed and are set to approve next Thursday afternoon.
This settlement agreement was negotiated behind close doors with no opportunity for community input. Over the last couple of years, we have made several inquiries into the status of the lawsuit and were told , “no news; it is being handled by the County Attorney.” The first opportunity to see the settlement agreement was provided in the email below dated May 19th. Now, our only opportunity for input will be before the vote next Thursday. If you want to have input, now is your last chance, unless we want to hire an attorney and pursue legal recourse. Hiring an attorney may be worth consideration given how the developer’s attorney has swayed the BOC to override their 2017 decision.

The schools cannot support the current rate of growth happening in Dawson County as it is right now. We need to elect representatives that value our county and think ahead to do what is best for our residents instead of only seeing dollar signs.

Also, this needs to be addressed with the city. My neighbors and I just objected to rezoning 121 acres on highway 9 to build 250+ houses. The developers offered the city $1,000 per developed lot and the city approved the rezoning. Say NO to the city annexing more county property to build high density housing, too.
