NYS Landlord Tenant Law requires that ALL buildings either have a bell/buzzer (walk ups/projects/tenements) or a 2 way functional intercom. The employees have confirmed that entire wired system was removed prior to renovation beginning 2020. No notice was provided to tenants, no notice of any plan to introduce new intercom system and no notice that Owners planned on using our cell phones as an intercom system. In order to use our cell phones as intercom “system”, Owners would require our approval. Our personal cell phones cannot be used as a substitute for an intercom system. Property Mgmt are claiming they stop and announce all non residents via our cells prior to allowing them entrance to elevator banks but employees admit this is not being done. We all have eyes. Owners would have “call logs” for the past 31/2 years as evidence that they are calling tenant personal cells. When HPD is called & complaints are made re lack of intercom, inspectors are lied to. Legal action is required as it is NYS Law. We are all paying for a service which no longer exists. According to the the Law, if owners decrease any service for greater than 2 years, tenants are eligible for a rent reduction. Every tenant needs to file a complaint with HPD by calling 311 (do not enter any prompts), say housing issues and you will be transferred to HPD. They will validate that a functional intercom system is required & will file a complaint. You must file 2 complaints (1 building wide and 1 pertains to your apt specifically). You will receive texts with Service Request code as proof of complaint. Bldg Mgmt will receive these Service Request complaints immediately. HPD told me that if issues are not resolved, a “Housing Part Action” filing is required at Bronx Housing Court. The building also has not had any address identifying building property which is also against State Law. It is called “Sineage”. A public address is required to be seen from street. File a complaint regarding this as

The management of the building needs to improve, they need to respond to repair request in a timely matter. They need to clean the common areas and not wait until a tenant complaints. On my floor it’s disgusting. Over 30 days without cleaning the carpet.

it is honestly ridiculous that anyone can just walk past the front desk like they own the place. i pay way too much in rent to worry about random people roaming my hallway

fix the intercom already. how are we supposed to know who is coming up? security needs to actually do their job and stop letting everyone into the elevator banks.
