Support for 2017 Zoning Update
I, the undersigned, a Montpelier resident or business owner, support the 2017 proposed zoning and subdivision regulations for the following reasons:
1. The proposed zoning update will ensure that future development preserves and enhances the character and quality of Montpelier’s neighborhoods.
Proposed changes will adjust densities to match what currently exists in 90% of lots. When 90% of our homes comply with the density in their existing neighborhoods, building owners can more easily create housing opportunities, such as duplex apartments and condominiums.
2. The new zoning and subdivision regulations help Montpelier accomplish its goal to increase housing and welcome new residents to the city.
This will be accomplished by increasing density, reducing parking requirements, facilitating the creation of duplexes in existing buildings, and allowing small residential and multi-family buildings (more than 4 units) as a permitted or conditional use in nearly every district.
3. Zoning changes will simplify and clarify the development process.
Under current zoning, many districts do not follow property lines. The proposed zoning will ensure that properties fall into only one district.
The planning commission worked tirelessly on updating Montpelier’s zoning regulations for the past five years. There were numerous occasions for public input, and public comments played a critical role in the creation of the proposed document. I believe it is in the best interest of the City of Montpelier to adopt the proposed 2017 zoning and subdivision regulations, and I strongly encourage city council to approve these new regulations.
