It does not fit with the surrounding developments, will overwhelm an already crowded school, and will be a traffic problem

The increased traffic on an already busy intersection as well as increased school overcrowding are of great concern to my family.

Decease density and provide green belt to reduce fire risk and increase emergency access.

The overcrowding in our schools needs to be addressed before bring even more families to this part of town. Seems irresponsible to permit more homes to be built without providing space for extra kids in our Hunsberger, Galena classrooms.

This proposed development is a bad idea all around. Poorly thought out and pushed through by someone trying to make a quick buck.

I oppose this project, the developer of this proposed project, they have shown that they have no concern for our community, they're only concerned with putting more money into their pockets. Please reject this project as the impact that it will have on our neighborhood and our schools is very negative.

The entire Rolling Hills neighborhood area exits to Edmonton Dr or Wedge Parkway by way of Butch Cassidy. This is an extreme hazard for everyone in times of evacuation. This is a prime concern. It is also a routine concern with this new development adding to the daily traffic. The density of this development is the issue. This must be reduced to reflect the density of the current neighborhood. Exit from Edmonton Dr to Mount Rose is a current hazard and this needs to be considered and mitigated

Strongly against, will have huge negative impact on current residents, traffic flow and Mt Rose corridor.

Too dense. Doesn't fit the neighborhood, will overtax fire and schools, and will cause repeated wrecks at the Edmonton intersection.

If the Colina Rose development goes through I believe it needs some revision first. To fit in the entire area the lot sizes need to be commensurate with surrounding neighborhoods. Due to the already heavy traffic at the intersection of Mt. Rose hwy. and Edmonton Dr., there either needs to be a light at that intersection or Butch Cassidy Dr. Needs to be extended to tie in to the existing light at Mt. Rose hwy. and Thomas Creek.

I am very concerned and am opposed to the proposed "Colina Rosa Development" at Mt Rose and Edmonton Drive. My primary concerns are (1) impact to access to the neighborhood, especially in light of the challenges encountered with the fire several years ago, (2) capacity for traffic particularly during commute hours and the back ups that currently occur and will be exacerbated on Mt Rose highway, (3) school capacity and zoning with high density housing proposed and (4) the proposed high density of the proposed development on the scenic Mt. Rose Highway (new housing should be at the same density as the area). I am also deeply concerned that despite reservations expressed by all Commissioners at the last Planning Commission meeting on April 5th, the applicant’s proposal and the staff report are largely unchanged. As a resident of the Rolling Hills neighborhood, I share all concerns expressed here. Access, especially in light of the challenges encountered with the fire several years ago, traffic particularly during commute hours and the back up on Mt Rose highway, school capacity and density and impact of high density housing on the scenic Mt. Rose Highway.

We don't need a concrete canyon on the Mt Rose Highway. It's NOT in keeping with the surrounding area.

Density should be the same as surrounding developments not high density as currently proposed.

To high of density housing. Does not fit in with Mount Rose. Scenic Hiway. Or the open space demographic.

Many concerns that I have with the project - main being Fire access concerns, density concern as it doesn't fit with the surrounding neighborhoods houses per acre, traffic concerns and school capacity.

There are alot of changes I would like to be seen made prior to approval of this project. My main concerns are traffic in the area especially during commute hours and the back up on Mt Rose Hwy, schools zoned for this area are at overcapacity, the fire issues concern me, and the fact that these homes are being built much too close together. Who wants to see a concrete jungle on beautiful scenic Mt. Rose Highway?
