Dear BZA Members & Councilmember Pulley,
Glen Echo is the perfect place for this development and I support the proposed 40 ft and 50 ft front setback variance being requested by the owner, shown as Proposed Conceptual Site Plan 2 as presented by the development team on July 11, 2017. My support is contingent upon the BZA including all the following conditions in the approval of the variance request:
Restrictions:
- Parcel to be subdivided into no more than two lots.
- No more than four new homes shall be built.
- No house shall be taller than two stories.
- No outdoor living space, such as balconies or decks, shall be constructed above the first floor on the western façade of the most westerly home and the eastern façade of the most easterly homes.
- All garages to be built at the rear of the homes, whether they are attached or detached to the home.
- No parking pads shall be constructed in front of the front of any home.
- The existing evergreen landscaping buffer along the western property line to be maintained and improved.
- A privacy fence shall be erected in the northwestern portion of the westerly lot, before construction begins.
- Stormwater engineer to make all reasonable efforts to alleviate the pooling on the southeastern part of the lot. No Use & Occupancy Certificate shall be issued without Metro Stormwater’s approval. All Stormwater requirements shall be met.
