This city is already becoming incredibly congested. I am sick of the insane number of apartment building being created. Please stop allowing this city to be built "up" instead of built "out". We don't want another Denver, although we are already heading that direction unfortunately. Also, crime rates will increase in a currently very safe area because low-income housing unfortunately always brings more criminals.

We recently retired and moved back to our 22 year old home on Round Hill Dr. With all the illegal activity in Denver, we have been very concerned that ICE crackdowns will force illegals to move elsewhere - which is already happening in Castle Rock. For such a beautiful area, and central to schools and family neighborhoods, this apartment complex (Flats at Sand Creek) will be a potential disaster for home values and may immediately impact the safety of our neighborhoods. Please reconsider approving this project, or many of us will have to consider moving elsewhere. I realize that multi-family units brings in potentially more taxes than single family units, but it also has the potential of trading your highest wage earners and tax-payers for non-citizens who pay little to no taxes. If this is approved, please ensure that renters are U.S. citizens. This simple measure should mitigate some of the dangers posed by non-citizens looking to set-up criminal enterprises in our city.

My family and I just moved here a couple months ago. The appeal was a nice clean neighborhood, and great mountain view, as well as HOA. I moved from the rougher area to feel safe and secure. If this gets built, we will have to find a new safe area to move to.

There are also 4 BR units in the complex, according to the developer. If they have to add a bus stop at Peterson and North Carefree, it will make the traffic situation even worse! Did they do their traffic study while school at Sand Creek HS was letting "in and out", at peak traffic times? Why don't they build their complex incorporated into one of the NEW neighborhoods that is being planned and constructed in the southeast area so that people KNOW that their house may be next to a low income, tax payer subsidized apartment complex? Or, in Banning Lewis Ranch, there is a similarly-sized piece of land at the corner of Redcloud Peak Drive and Vista Del Pico Blvd. ? I am SURE the neighbors would love it, and there are NO apartments in that entire area! When it comes to "affordable" housing, there are many places that I would LIKE to live, but cannot afford to. So I live in my modest house, in a my modest little neighborhood. So WHY do these people have to live in Colorado Springs if they cannot afford to? There are less expensive states and cities in which to live across the United States, so perhaps they need to go where life IS more affordable. Our area has been inundated with apartments in the past few years, with a HUGE complex very nearby at the corner of Constitution and Mark Sheffel. Plus another one right across Constitution from it! With all of the construction going on to the east of us too, North Carefree is quickly becoming a nightmare! When did they conduct their "traffic study"? Did they try it during the times when the students at Sand Creek High School are going to and from school? During rush hour? Taking into consideration to exploding growth that is occurring and will continue? Essentially, these developers are lining THEIR pockets by using OUR tax dollars to produce low income, housing projects which will ultimately decrease OUR property values and investments and "quality" of life in our neighborhoods.
