In past few months each of us are facing problems with our flats. Mainly leaks, damp, blocked balcony drains, verminous condition CAUSING MASSIVE DAMAGES TO OUR PROPERTIES. We have been forced to leave in these conditions although we are paying service charges. On several occasions we have informed SNELLERS our management company and WHEATLANDS RESIDENT LTD BOARD OF DIRECTORS. They have failed to resolve these issues under the legal obligation of the lease. Attached is the copy of LEASE. Please read your lease and know your rights. Please help save your flats, this building and your property value. Also a copy of RESIDENTIAL LONG LEASEHOLDERS - A GUIDE TO YOUR RIGHTS AND RESPONSIBILITY IS AVAILABLE. The board of directors have failed the obligations of lease 1) As per the lease - the building should be repaired every seven years - the last we had any cosmetic work was in 2003 2) Clause 10 of point 3 of your lease - say that management company has rights to enter and carry any repairs in given set time - but they have failed to carry out any repairs as they are stopped by the Board Of Directors. 3)As prelease if management wishes to carry out any work they need to inform the leaseholders - on numerous occasion they have failed to do so - Change of carpets, removal of carpets from the storage areas etc. 4)Seventh Schedule - clause 2 - keeping all drains pipes well maintained - Each of us have issues with blocked drains. 5)Most imp the board of directors are appointed without voting from the "£1 SHARE HOLDERS" CERTIFICATES - again this information our board of directors have not communicated clearly. No minutes posted to us. 7) We have been signing freehold for over 4 yrs – there is absolutely no communication on this as to where we are and what is going on. We as leaseholders have RTM (right to manage ) with the help of LVT(leaseholder Valuation Tribunal) more information can be found of the link of this petition or feel free to ask for a copy.
