To Whom It May Concern: We are writing in regard to the Stonehocker Farms Development Plans (CSP 2012-001 A/P 6158, attached) that were recently submitted to the City of Thornton. As you may be aware, the Plan proposes that 86 homes be built on the property east of Adams St, bordered by 144th Ave and the Signal Ditch Trail. The Plan further proposes that the development will become part of the current neighborhood of Fallbrook Farms but will fall under their own separate Home Owners Association. As residents of Fallbrook Farms we are deeply troubled by the plans that have been proposed for the Stonehocker Farm property. Specifically, we note that in the proposed drawings, an additional exit from the neighborhood has not been added. It appears from the drawings that the original plans included an exit from Madison Street out onto 144th; the proposed plan indicates that the exit has been dropped. This greatly concerns the residents of Fallbrook Farms as we already have significant traffic and speeding issues in the neighborhood. We are in the process of setting up the iWatch Program through the City of Thornton and are working with Kent Moorman, Traffic Engineer, to reduce the problems in our neighborhood through resident accountability. Adding an additional 86 homes will greatly increase the traffic and speeding problems that currently exist in Fallbrook Farms. We strongly recommend that the Plans for the Stonehocker property be rewritten to include an exit from Madison Street onto 144th. Adding additional homes without adding an additional entrance/exit will put our families and children at risk. Neighborhoods are supposed to be safe places of refuge for the residents who live in them. By not adding an additional entrance/exit to the neighborhood, the streets of Fallbrook Farms will no longer be safe for residents on foot. We are lucky enough to live in a beautiful area with many great walking trails, paths and playgrounds. Please do not limit our access to the outdoors by making our streets so packed with cars that residents feel unsafe on the sidewalks. Please also note that emergency vehicles will not have quick access to the proposed homes at the end of the cul- de-sac on Madison Street. This poses a significant threat to those proposed homes should an emergency occur. Adding an exit from Madison Street out onto 144th would significantly increase the safety of the new proposed homes. We all know that seconds count in an emergency; adding an entrance/exit at Madison and 144th could save a life! Finally, we are greatly concerned about the proposed new Home Owners Association for the proposed homes. As the homes are directly adjacent, connected to, and residing within the current neighborhood of Fallbrook Farms, it only makes sense to have one single Home Owners Association. You may be aware of the issues Cherrywood Park had with a similar situation in their neighborhood regarding multiple Home Owners Associations within one neighborhood. Please save the City of Thornton and current and future home owners in Fallbrook Farms major problems and headaches by deciding now to include the proposed development under the current Home Owners Association of Fallbrook Farms. We hope that you will take very seriously our recommendations. It could truly be the difference between life and death!
