I am a land owner directly abutting this development. My family has owned this land since the 1970s. My family has lived in Lunenburg since the 1750s - one of the original European families. My mother cried when I told her what was planned here. I received no notice of this. I am very concerned that if this development proceeds, many other developers will do the same. I am a retired lawyer and land use planner. It is my opinion that this is not how to properly develop this land as it circumvents all the government land use planning processes and restrictions. I am happy to offer my assistance, as a volunteer, to ensure that better development proceeds on this site and other sites in our precious Lunenburg. You can not undo damage once it happens!

A development of this size would have devastating effects on the environmental and cultural heritage so unique to second peninsula, permanently damaging an extremely popular area for locals and visitors. This is a recipe for a small short term gain with effects that will jeopardize the social and natural well being of a historic area for generations to come. Foresight is needed to recognize this development as the tragedy to local community it truly is.

I don’t believe anyone has talked about the noise and damage caused by the various construction vehicles .. i have mentioned this to others but not on this site. Dump trucks, concrete trucks, gravel trucks, boulder trucks, landfill trucks going in both directions, building material trucks. Empty trucks make even more noise. Come see the road damage … we will be paying for that. This will go on for years and years if this development is approved. Twenty-five times? Thirty times?

As a graduate of Urban and Regional Planning, I support higher density development with green belts to protect against sprawl and the protection of both agricultural and wild lands, I believe the issues and concerns articulated are very valid and need to be addressed before any approvals to move ahead are given. Scale and the impact of the proposed development on the area, protection of the environment and natural areas as well as character of the area must be first and foremost in the review process. Once you lose these precious lands and resources, there is no recovery.

Allowing this development is akin to adding warts, acne, boils and open sores to a beautiful Miss World contestant and thinking that somehow this is beneficial for the contestant. A resounding denial of permission for this project is a moral and ethical obligation of the powers to be. The water matter is by far the most salient point in the argument against the developer. Full stop.

My main concern is around the lack of drinking water & sewage disposal, but garbage pickup will also be difficult. Is there not a responsibility for the municipality to provide municipal services for water, sewage, & garbage in the proposed subdivision called bare land condominium development?
Tremblant, QC, has allowed a great deal of development but without providing municipal services. Now residents lose their water supply in the middle of a shower. I don’t know what legal repercussions are in process, but I’m sure residents are pursuing compensation as well as solutions.
