The residents of the Estates of Fernwood Creek petition the Cherokee County Planning Commission and the Cherokee County Board of Commissioners to deny the request of SF Capital, LLC. to rezone 18.5 acres of land from R-40 to R-15 (Case PL 201400000210) that is slated to be developed and made a part of our community. We kindly request collectively that any land made a part of our community at this time and any time in the future be zoned Conservation R-30 as required per the Cherokee County Zoning Ordinance; Article 23 Conservation Subdivision, in order to preserve not only the minimum lot size of 15,000 square feet, but also the green space and buffer requirements of a Conservation Subdivision consistently throughout our subdivision. This requires that 75% of all lots within a conservation community either abut, directly face, or be across from greenspace. In addition, all exterior lots within a conservation community with a minimum lot size of 15,000 square feet must have 50 foot buffers at the rear and that no variance be allowed in any of these areas.
