Echo Mill Residents,

The property up for rezoning is on Corner Road in-between the two entrances of Echo Mill and borders 13 homes in Echo Mill.

We are not opposed to the development of this property. We are asking that it be developed within the current zoning.

When considering this petition please take into account the precident the passing of Z88 would set in relation to the other large land plots on the market in the surrounding areas, including: Corner Rd, Lost Mountain Rd, Florence Rd, Macland, etc....

For the 13 Echo Mill homes that border this property there are concerns for the lack of a buffer zone, storm water management, and sewer access. For ALL Echo Mill residents there are concerns over: amenities, traffic, schools, home prices, and over development.

Traffic

  • This development will add to the existing traffic problems not just on Corner Road, but to the surrounding area.
  • We also need to consider other large land plots on the market in the surrounding areas, including: Corner Rd, Lost Mountain Rd, Florence Rd, Macland, etc....
  • We do not yet know the impact of Kyle Farm and the development / proposed rezoning Z75 will have on the traffic problem.

Schools cannot support this development.

  • Last years enrollment numbers show:
  • –Hillgrove is 492 over capacity
  • –Lost Mountain is 18 over capacity
  • –Kemp is 22 under capacity

The homes are not consistent with the surrounding area. (4000+ sq. ft. $620-780,000+)

  • In the neighboring community of Echo Hill zoned R20 homes range from 2700-3000 sq. ft. above ground with most having an unfinished basement of 1000-1500 sq. ft. and sell for an average of $323,447.
  • $87,430 – average household income for 30127
  • $2,864 – monthly payment on a $620,000 home w/20% down vs. $1,555 on a $330,000 home
  • How will an appraiser justify a price point of $620k and up when there is nothing even close in the immediate area to compare to.
