The undersigned representing at least 10% of the votes of the entire Edgewater Beach Resort Community Association membership request a special meeting in accordance with the By-Laws of Edgewater Beach Resort Community Association, Inc., and Florida Statues Chapter 718. The following subjects need to be listed as line items on the agenda.

  1. Security
  2. Club Contract
  3. Minimum rental age requirements
  4. Bids / Budget
  5. Compliance with Florida Condominium Act
  6. Rules & Regulations
    1. Visible Dog Tags
    2. Rules enforcement procedures
  7. Committees (This is to ensure owner input is considered before decisions are made)
  8. Transparency
  9. Electronic voting of board members
  10. Process & Procedures for dealing with water leaks, to include Dry Out Procedures
  11. Parking Passes
  12. Beach & Pools
  13. Process for formal response from board on the above agenda items

The meeting needs to be scheduled within the next 60 days. This meeting could easily take 2 days depending on the number of owners in attendance. Please plan accordingly.

The lack of transparency has gone on long enough. We need real answers on the budget and why our maintenance fees keep going up while the resort looks worse every year.

As a Villa owner of unit #909, I am against lowering the Minimum rental age requirements. As an owner, the upkeep from renters this past year has been a struggle. While we have been part of the maintenance program, we have learned we must come to our Villa from Kentucky at least 4-5 times a year strictly for repairs and cleaning that has been neglected. Secondly, I feel raising the deposit for renters needs to be increased to $500 to hold renters for accountable. The $50 deposit gives no incentives to be accountable!

Too many rules for owners and not enough for renters. My unit has been trashed twice this summer and we need the age limit raised back up immediately.
