As residents, homeowners and voters of Santa Clara, we demand that the Santa Clara Planning Commission refuse to rezone 1075 Pomeroy Avenue (APN: 290-69-079) from low density (R3-18D) to Planned Development, or any other zoning category. Such a rezone has been requested as part of the plan to redevelop this property, File no. PLN2013-10129.


The developers want to create five new lots for large two-story houses with double garages on this .17 acre property. If the property is rezoned, these houses will be built all the way to the edges of the property, with no regard for the existing neighborhood's low-density character. These new homes will be two stories high and loom invasively over the fences and yards of more than eight existing homes. Traffic on Pomeroy Avenue will increase, and existing street parking will vanish.

1075 Pomeroy is entirely surrounded by low-rise historic Eichler homes, with parklike settings, spacious gardens and breezeways. The requested rezone would insert a busy, crowded pocket into an otherwise serene neighborhood. The resale values of the surrounding homes would decline. The rights of current owners and residents, now protected by R3-18D zoning,would be violated by the insertion of such crowded housing into their midst.

Rezoning the property goes against the published plans for development of the City of Santa Clara. It would also set a bad precedent, as owners of other single-family homes in the neighborhood might follow suit. The neighborhood is zoned entirely low-density or super-low density, and the City Plan calls for it to remain that way. If residents and owners cannot trust the City's Planning Commission to abide by City Plan documents, we have a problem with the City.

For these reasons, we demand that the Planning Commission refuse to rezone 1075 Pomeroy Avenue.
