DENY THE REZONING OF A-1 PROPERTY TO R-1 AND THE REDUCTION OF LOT SIZE FOR MINI-HOUSING

We, the concerned residents and stakeholders of [Clay County], strongly oppose the request to:
• Rezone property from A-1 (Agricultural) to R-1 (Residential)
• Reduce required lot sizes to ¾ acre
• Approve a mini-housing subdivision on land designated and historically used for agricultural purposes
This proposal raises serious concerns for the future of our community:
1. Threat to Rural Character & Land Preservation
A-1 zoning exists to protect agricultural land, maintain open space, and preserve the rural nature of our county. Rezoning to R-1 and allowing mini-housing disrupts the fabric and identity of the area.
2. Overcrowding & Density Issues
Mini-housing developments create density levels that do not align with surrounding properties.
Reducing lots to ¾ acre compromises:
• Privacy
• Land buffer requirements
• Community spacing
• Long-term land stewardship
3. Negative Impact on Property Values
Rapid increases in housing density—especially mini-homes or small-lot developments—can result in:
• Depressed surrounding property values
• Reduced resale potential
• Economic loss for long-term residents
Homeowners should not be financially penalized for decisions that benefit private developers.
4. Public Safety Concerns
Rezoning increases demand on:
• Law enforcement
• Fire protection
• Emergency medical services
Without a sustainable plan, this places unnecessary strain on limited public safety resources.
5. Lack of Community Benefit
Rezoning should serve the public interest, not private profit.
There is no clear demonstrable benefit to the taxpayers or the long-term residents of this county.

DENY the rezoning request from A-1 to R-1
