CRUCIAL CITY REVIEW NEEDED

This is an environmentally unfriendly monstrosity that is not in keeping with the general Conservation-minded philosophy of most Nichols Canyon residents.

I believe that land owners have the right build on their land. Unfortunately, the hill topography of the Los Angeles Canyons and hills are uniquely dangerous. As we have seen in the past season's rain alone, landslides are frequent and likely despite honest efforts to build following permit guidelines and both structural and civil engineering input. Nichols Canyon is a major commuter, biker and resident access road. For most, it is the only way to reach their property. This proposed construction project will ABSOLUTELY impact the daily lives of many many people for many years to come, impeding traffic of all kinds on a daily basis, with the greatest threat being risk of landslide and injury or death to drivers, pedestrians and bikers. We have seen this happen year after year in both Nichols Canyon as well as Laurel Canyon and countless others. If this property had been developed years ago before other homes had been built and before Nichols Canyon Rd had become a major thoroughfare, this might make more sense. Unfortunately, a project of this scope at this point is time is truly irresponsible and dangerous. I absolutely oppose the construction of a project this large and invasive to the hillside. The risk to drivers, neighbors and wildlife is massive, selfish and ill conceived especially in a neighborhood where homes this size pose a greater risk than elsewhere in the city. Furthermore, and no less significant, the narrow and unstable nature of Nichols Canyon Rd guarantees that the road will be impeded by construction vehicles at all times during this multiyear process, with risk to the integrity of this constantly eroding street. If even garbage cans and vehicles are a dangerous hazard on a weekly basis, how can we possibly believe that this kind of construction activity can be reasonably mitigated to prevent damage to the road, adjacent properties and other vehicles.? In short, the answer is that it can't. This will be an epic disaster for everyone.

If I understand the proposal in this petition, the project seems very out of the standard for the lower canyon area. First of all, the increasing traffic congestion in the lower canyon area is already getting worse by the day. At rush hour, we can see up to 40 cars ( we've counted them) waiting for the traffic light at Hollywood Blvd. In addition, the 5pm rush hour traffic can back up in a southern direction all the way through Genessee to Fountain Ave. Are we really going to have something block this flow even more? It seems like every time a new construction starts, the developer has beaten us even to the starting line and these massive structures get built. Until the city, or whoever is responsible can communicate what is within the " standard" of building a new construction in the canyon I can not support this project.

I live directly across Nichols Canyon from this proposed development. Based on the characteristics of the parcel of land and the plans I've seen to date, I remain unconvinced that this development can happen in a responsible way that will not detrimentally impact human and animal life in the canyon during and after construction. I am all for responsible development, but this is appears vastly out of scale, potentially unsafe, and should at least get further review before being allowed by the city.

This narrow stretch of Nichols Canyon Rd. is already incredibly unsafe and over-trafficked. The construction of as well as the presence of such a large building here will make this area even more dangerous to not only the residents of Nichols Canyon but all who use the road as a connection between North and South.

Building a home of this size on a sheer slope will require the removal of a good portion of the hill itself. It’s time to stop carving up this precious environment with projects that are out of proportion the rest of the community. As proven the latest rain fall, disrupting such geological structures, can and have caused devastating landslides. Nichols Canyon Road is the life’s blood for the community and with no other access to the proposed property, there is no way this project will not disrupt the traffic and safety of our already heavily trafficked narrow roadway. Development is inevitable, but I ask the city planners to review the impacts that a mammoth project of this size will cause to the community.

If this construction moves forward, I will be forced to feel unsafe in my home every day. I could say countless other things about why my family and I object to this hazardous construction project, but the bottom line is safety: if there are not changes made to the currently proposed construction plans along with considerable additional oversight, me and thousands of my voting, tax-paying neighbors will be forced to feel unsafe daily in our homes.

This is SO out of scale with the rest of the community - right up against some of the precious undeveloped land the city's residents currently can enjoy.

Stop the madness of over building our sacred mountains and natural beauty! Please help us and get all your friends to sign. Whoo ya!!!

This proposed construction project is a threat to everyone in the neighborhoods quality of life. THIS MUST BE STOPPED

While I accept that development is inevitable and cannot be avoided, I am totally opposed to irresponsible development which this project clearly represents. With its location between the wilderness of the Trebek Open Space and the stream that flows in Nichols Canyon which supports wildlife access to water, I cannot believe that approving this project would put the city of Los Angeles again in direct violation of existing state environmental laws.

This project is damaging to the neighborhood, the environment, also violates many standards and requirements. It must be prevented from even being started.

We are smack in the middle of all of this unregulated building and are tired of being run over by rich developers while they DESTROY the surrounding neighborhood. STOP the insanity.

The damage this would do to our community is unreasonable, this isn't just a home being built on a property of land, but by all accounts an entire complex. The safety of the neighborhood with the recent evacuations must be taken into account. What this will do to the already growing traffic in the area will detrimental as well.

I was evacuated from my home at 1847 Nichols during the last heavy rainstorm because the house above me had a water-saturated foundation. The environmental, safety, and traffic risks of this massive 2070 house are immense, posing dangers to all in this narrow canyon.

I feel very fortunate to live in Nichols Canyon, and hate to be the one to say 'not in my backyard' . But the strip of land being developed here is so clearly inappropriate for even a small house, and the proposal is for a massive complex. The hillside is almost completely vertical for most of this plot, and the risk of erosion and mudslides is significant. Nichols Canyon road is narrow and twisty, and very congested during commute hours. Even if the construction goes smoothly, there will be massive impact to traffic that will spill over and impact Laurel Canyon and other neighborhoods too, for many months and possibly years. A risky project like this requires significant review and consideration for likely impacts, and I urge our city planners to intervene and carefully review and oversee this proposal.
