We respectfully request that Coble Estate homeowners be allowed to rent out their property for single family occupancy. At the upcoming homeowner's association meeting on November 1st we will seek to petition the HOA board to consider an amendment to the Restricted Covenants of Coble Estates. Specifically, we will request that section 2 of the Covenants be amended to read as follows:
Residential Use. The Property shall be used for single family owner-occupied residential
purposes only and no lot shall be put to a use, which is not
residential. No trade, business or commercial activity of any kind
shall be conducted upon any part of the Property. No group home,
residential treatment center, halfway house, foster home or any other
similar facility designed to provide transient or temporary living
quarters for those other than the Owner's immediate family shall be
allowed on any part of the Property. Notwithstanding
the foregoing or anything to the contrary in the Declaration, the Owner
shall be permitted to rent or otherwise lease the Property for
single-family residential use.
The purpose of this amendment is to provide a property owner with the option of renting out their home for single family use only. In
these hard economic times, we think it makes sense to provide every
Coble Estate home owner with the ability to rent out their homes, if
they so choose. Of course, these rentals would have to occur within
certain guidelines, in particular; the amendment would only permit
rentals on the condition that the home is still used for single-family
occupancy and so would not detract from the family-centered community we
have here.
