T.H.Properties has proposed to build Burbank Grove, a high density neighborhood consisting of 128 townhomes and 60 singles on 120 acres, on the NE corner of Township Line & Rittenhouse Roads in Upper Providence, Pennsylvania, USA. The 120 acres in question currently consist of four separate properties all zoned R-1, which means that lots with public sewer and water must have a minimum of 30,000 sq ft (3/4 acre). R-1 zoning also does not allow for attached dwellings (townhomes). Due to new, relaxed Open Space Regulations the 60 single homes will sit on the minimum requirement of only 6,500 sq ft (1/8 acre) and all 188 homes will be tucked away onto only 43 acres of land. The larger portion of 77 acres, known as the Taylor Tract, will be saved as Open Space and gifted back to the Township. We understand the importance of Open Space in our communities, but not at the cost of its residents wellbeing, welfare and safety. Township roads are already congested, schools are overcrowded, the air is polluted by toxins from local factories and noise from Route 422. Wildlife native to the area are quickly running out of natural habitat. We do not need another builder coming in and demolishing our precious resources for the sake of a buck. The Township\'s current Open Space Regulations state that development in these areas should be \"compatible with and protect the existing community character\". We feel THP\'s proposed plan does not reflect that statement. This is a rural area. We, the undersigned, are opposed to the conditional use of the OSR-2 overlay, the increase in density, the several waivers THP has asked for and the future zoning hearing needed in regards to this development.
