Sun Communities and Big Timber Lake management to provide proper discipline for the inappropriate actions of noted staff on September 4, 2021.
On Saturday September 4, 2021, a casual family friendly gathering was held on site 413 to celebrate the end of summer and the Labor Day holiday weekend. Light, respectful acoustic music was provided and made for a fantastic evening for children and adults of all ages. An open invite was extended to all in the campground to enjoy the festivities and socialize with fellow campground patrons. The host of the event was respectful, welcoming, and facilitated a wonderfully positive environment for the seasonals, transients, and paid guests that attended. The event was conducted, shut down, and cleaned up prior quiet hours at 11pm.
What should have been an overwhelmingly successful and positive evening was unfortunately compromised by the unprofessional and disrespectful behavior of Big Timber Lake Staff, namely “Maintenance Manager Paul”. At approximately 10:20pm Paul aggressively sped into the gathering on his golf cart and began berating the host and patrons directly in the vicinity, with vulgarity and a disrespectful tone. Paul unprofessionally shouted, “This bullsh*t ain’t happening anymore! Go the f*ck back to Sea Pines!”. When Paul was kindly informed that the purpose of the gathering was to provide respectful entertainment for campground patrons, Paul shouted back, “These people don’t deserve entertainment!”. Paul was then observed yelling to the musicians to “Shut it the f*ck down!”. Mind you, this occurred in front of a significant gathering of patrons, with children present and within earshot. The host and several patrons were unjustly targeted and harassed by this belligerent staff member to the point of feeling threatened and scared.
Paul’s conduct on the night of September 4, 2021 was appalling, inappropriate, and downright disrespectful. As an extension of Big Timber Lake management, it is expected that staff would conduct themselves in appropriate respectful manner toward campground patrons. Paul is clearly not fit for guest interaction of any kind and the level of instability displayed, publicly, in front of a large gathering, is downright concerning. Paul’s behavior, demeanor, and language used toward patrons has progressively deteriorated over the course of this season. Should further harassment and conduct of this nature occur, an official complaint will be filed against Paul Pearson for Disorderly Persons with the Middle Township Police Department.
Attahced you will find a list of patrons who thoroughly enjoyed the gathering and/or condemn the inappropriate, unprofessional conduct presented by a member of the Big Timber Lake Management Team.
Actions Petitioned for:
- Sun Communities and Big Timber Lake management to provide proper discipline for the actions of noted staff on September 4, 2021.
- Big Timber Lake Management to provide staff suitable to conduct professional interactions with campground patrons.
- Require any staff responsible for patron interactions to undergo sensitivity and customer service training programs.

As a visitor, i was blown away by the friendly gathering. It was relaxing and a great time. It really made me want to look at campsites at BTL… that was until a person from management was rude, obnoxious and disrespectful to all involved. As stated above. That horrible and unprofessional situation changed my mind completely.
I could not believe Paul's behavior on Saturday night. I have been a seasonal for 24 years and have never witnessed this. His use of language and way he handled the situation was uncalled for.
I was disgusted in July when my nieces and nephews were attending a dance held at the pavilion. Paul was very intoxicated and taking videos of my family and other children sloppily and without consent. Management is extremely disrespectful and it is NOT just Paul.
I was there with my husband son and granddaughter. Everyone was having a nice time. Music was tasteful and not loud at all. This beautiful evening of community was ruined by the rude unprofessional behavior of Paul. I was in utter disbelief of his language and demeanor. No one needs to be spoken to the way he did. What a bully.
I was there with my young daughter, it was an awesome time until Paul came up yelling and cursing. It was very unprofessional for a manager to act. The use of language and the way he went about it was uncalled for. This is a family event and there was no need for that behavior.
Fire Paul. Manny can take over
What can I say that has not been said. Any quality business that cares for its customers will tell you that employees are and should be a reflection of corporate standards and principles. With that being said here are some facts: Activities have decreased greatly. We pay a lot of money as seasonals we should not have to volunteer our time to make this campground a success. Services have declined greatly no recycle pick up not trash pick up. Products not being available in the store. Many times staff is not courteous to campers there are a few exceptions. The reason we began camping here is the high standards management as well as corporate had for its staff as well as its campers. These facts provided are we have caused the problems and has forced campers to begin to provide their own activities! So I go back to my first statement, “ employees are reflection of corporate and management standards” , If Sun had any business sense they would pay a visit to BTL and monitor the management staff to see the level not for one day for multiple to see if this campground is up to the standards of their many other properties I think they would be grossly disappointed!

The behavior Paul, supposed management, displayed was appalling & that of a bully!! There is a way to approach & speak to others & he truly needs to be educated in this area! His aggressive behavior leaves me questioning the expectations Sun has for their employees & I can only hope the corporate office will take a closer look those expectations & clearly see they are not being met!
