Drees Homes in Two Creeks and The Preserve at Two Creeks has requested CPA 2016-06 and CPA 2016-10 which will increase the density of residential homes and also eliminate land that is available for future school or community services. We, the current homeowners, are against these amendments as they will negate the intent of the 2025 Comprehensive Plan and if the two amendments are approved has the potential to set presidence for other communities which would eliminate, or severely limit community services needed by increased population. CPA 2016-06 is a proposed change from Rural Suburb to Master Planned Community, as we are at the maximum buildout of the allowed 624 homes based on the requirement for Conservation, Recreation, etc. Changing the designation to Master Planned Community will allow the builder to develop 66 additional lots without the need to add more designated areas for Conservation, or Recreation. CPA2016-10 is a text amendment of the 2025 Comprehensive Plan, Branan Field Master Plan, Policy 4.4. to amend the description of Rural Suburb, to amend the gross density allowed in Branan Field Rural Suburb from 1 du per 5 gross acres; 1 du per gross acre with density bonus to 1 du per 5 gross acres, 1.1 du per gross acre with density bonus, and to remove the “Two Creeks” school site from the Future Land Use Map Series, the Public School Facilities Element Maps and from the Branan Field Master Plan Map. In short, Drees is requesting the removal of the “only” remaining property designated for a potential school in Clay County. If removed, the Clay County School Board will be left to find their own property. Within the past few years the Clay County School Board has lost the additional 13 designated locations within the county.

We are opposed to re-zoning for additional homes. Especially additional homes that do not pay into our CDD Bonds and have use of our undersized and maintenance neglected amenity center.

We are lacking in several areas that were promised. Including the "pop-up" parks have not been finished or maintained, nor have benches with shaded areas at the play grounds been addressed, and an expanded amenity center has not been addressed either.

Please do not allow these amendments. The comprehensive plan was established to control growth and to insure balanced communities with enough services to support residential growth. Thank you for your consideration.

I don't live in two creeks but I do live in oakleaf plantation and I've seen what building more houses in my community has done. Oakleaf plantation is way over crowded and does not need anymore homes being built in or around the community. I'm signing this petition so Two Creeks does not become like Oakleaf Plantation.

The land is and should remain designated for a future school. Please don't let Drees, seeking to only increase profits, allow overpopulation of our community. Our amenities are already undersized and increasing homes by roughly 10% will make things unbearable. Thank you.

At a time when we are already struggling with capacity at other schools in the area, it is not appropriate to rezone the only area available for a new campus.

We also already own lots between Pine Ridge and Two Creeks that are not developed.

We have way too many people for our community as it is. Our schools are over crowded, our parks are incomplete, and our pool area is way too small for the people we already have. When we bought, we agreed upon certain criteria, rules and regulations. It is time the builders/developers, HOA, and CDD stick to this agreement
