In light of the recent letter received from our board to top coat driveways. We the home owners are calling for the rescinding of this decision . We want to continue with driveway replacement schedule that has been in place since 2009. We believe that foresight and practical judgement is lacking in this decision for the long term benefit of the community. Though understandably that top coating is a less expensive alternative to driveway replacement. And cosmetically appealing to some several issues arise . The first is the arbitrary nature . The former board voted on driveway replacement. That endeavor had been on going with approximately 15 driveways replaced.Those driveways have been paid for by the community via our association dues. Now some will have to settle for a less desirable alternative. The question is why do some have to settle for a lesser product than what was originally decided on. A second issue is the property value of the community as a whole. Will this decrease our value do to tried and accepted materials and standards not being used. We believe so. A third issue is the long range sustainability of the top coating being placed over pitting and spalling driveways. Top coatings , skim coats etc. are only as good as the foundation beneath it.The potential for peeling of the top coat would be an on going problem.Resurfacing and re-coating therefore becomes a high maintenance problem that incur costs. A fourth issue is the requirement for special equipment for snow removal. Though not major, special equipment requires more monies from the association and in increase in spending. Why are we changing from a tried and true product in the middle of a project that benefits this community as a whole. The top coating is just a band-aid effect, not a solution to our driveway problems. We believe that the issue has not been thoroughly thought through. The long term benefits of driveway replacement vs. top coating far outweigh the monies saved. If in fact, is money being saved through maintenance costs,special equipment required and ultimate driveway replacement of those being top coated?
