Why not open it for the Painting, sculpture etc. Artist community for art shows too! Support the black box and using such a beautiful historic landmark for local artists!

Excellent idea, though consider more flexibility in seating, up to 100 people. Ticket sales help support the venue and while fixed costs for 40 person event are about the same as 100, you'll want the option to sell more tickets.
