Swindled at 2150 Birchmount Condos

It is ridiculous for .V.H.L. to impose all the hidden fees on the condo owners..

I have experience same problems and I had to borrow for my closing cost at high interest rate and also there are too many things that have not been completed

As all the owner below, i felt the betrayal threw my core.....and the pain continues.

I was so happy to move in to this "luxury finish" and BAAM ! ( up to my $%#& ! )

I recently finished my closing of my unit in this 1328 building on 3rd of March. I always prefer to be a positive and optimistic person. But I couldn't stop keeping silent seeing my situation in my unit. I paid $22420/- on top of my 20% mortgage down payment for my 2 bed and 2 washroom unit. It is more than 100% charge than my expectation. My balcony is structurally defective (deep crack) short span wise, it is not finished with fine cement punning, the floor mats are displaced here and there and my kitchen sink is leaking between the steel and granite connection at top. I am just living for 3 months with my spouse. Is it normal closing COST and ready to live UNIT?

Dear owners, From one owner to another, I would like to mention that your class action is hurting us more than the developer of this building. Please consider and take note of the following points: • Your actions will reduce the price of the condos in this building that we already have purchased • Those of us who are trying to sell our condo will have a hard time doing so • The only people who will benefit from this lawsuit will be the lawyer(s) that you have hired, who know perfectly well that you don’t have a case. • When you bought your condo, you did your research and knew that you are getting a much better price than other similar-sized condos in the GTA, so you saved a lot of money which will cover more than the closing costs that you are complaining about now. • Note that closing costs are standard from any builder, I have purchased another condo from near Scarborough Town Centre and paid $7,000 more in closing costs than in this building. • Your real-estate lawyer, who closed the deal for you, should’ve informed you of all the payments that will be due upon closing, as did my own lawyer during my purchase. • Instead of going into all this hassle, why don’t you put your condo on the market, as I did. Probably and hopefully you will make a decent profit on it as well. Then you will have a choice of buying another similar condo from another builder. In conclusion, I understand that all of us have been hurt in some way or another, but any action. legal or petitions like this, will hurt us even more in wasted time, expose us to unnecessary expenses, more frustrations and finally reduction of our condo unit value on the market. So instead of blaming the developer, go see the real-estate lawyer who finalized your papers and ask them why they didn’t disclose all the expenses, it’s their job after all. I was so excited to move into this building after such a long wait, but the additional $15,000 in closing costs, and the inability to have any issues rectified has rained on my parade.

Hello My name is Ari . I own unit 908 and Im closing on April 6th but I have not been told my closing costs yet. I assume they will be crazy like everyone else so I would like to be a part of the law suit. Aslo because they want me to move into my unit and are forcing me to pay rent when the measurement of the unit are off( living room is over a foot smaller than it should be according to original drawings so I cannot put in furniture) I have contacted the developer and Tarion and its been about 3 months and noone has contacted me yet. My unit needs to be totally demolished and redone so how can I move in and why am I paying rent for nothing. Can someone please explain it to me?

My name is Crystal Phillip. I live in unit 708. I could not close my mortgage because of the ridiculous extension costs. I have noone else to borrow money from to pay such costs and I refuse to fall for this companies scheming, and money grabbing ways. I would like to be a part of the class action law suit because this is unfair and the city should not allow such individuals to be in-charge of major condo or any developments. If we have a construction appraiser come into the building I am sure it will get a failing grade. Stop all future construction until all issues with 1328 Birchmount are resolved. Here is my story. I purchased a condo from a sales lady named Kim( cant remember her last name). She told me that closing costs would not be more than 7 or 8 thousand dollars. I had save for 2 years to provide the down payment required to purchase a 600 square foot one bedroom plus den condo with my finace. We were supposed to move in Nov of 2014 but the date got pushed 3 times until Nov of 2015 which caused us to have to rent a new place and have additional cost and stress due to the delays. Once we moved in we noticed many building deficiencies and repairs required all over. Our floors are still not straight and the laminate is moving all over the place. If heard many other units with the same problem. We then looked at the glass in the den and it was supposed to be a glass wall like it shows in the original sketch that I still have, it clearly shows the thickness of the glass in relation to the wall. The builder had just put a thin piece of glass and it just looked very unnatural since the frame of the wall space for the glass was set thick enough to put something stronger and better looking such as the glass on separating the balconies. It looks like they went with the cheaper, uglier and weaker option. After seeing that ,we noticed our fridge doors when opened more than half way would smash the glass for the den because it is right next to the glass. The architec

This is my first little place had lots of hope. Now looking at people who is facing with unfair charges if I may say so, I'm keeping my fingers crossed since I was told that my closing fee would be around $5500 including everything, but haven't received any details yet. I won't be able to come up with $20,000.00 since I didn't expect this much.Further it's been sold as luxury condo what I found so far nothing luxury here things are started to crack after a month or month half time. Really poor finishing. Right in the hallways I've seen many cracks on the wall and wall trims unbelievable.

We were hit with unfair and high charges that they never been discussed with us nor told us about until two days before closing. Quality of work this building sucks yet they have the courage to charge more of unjustified levies

My charges was 23;000$ extension fee was included .and the rebate of 25,000 dollars was taken by the builder. I had to come up with 66,864 in two days or he will terminate the contract and throw my out. I put my voice with all he get affected from those good people from my bulding
