How inept do you have to be to write an ordinance this lacking in intelligent language?

This would eliminate the ability for homeowners to have flex spaces for offices, playrooms, etc. These spaces are needed, especially with the current work from home climate we are experiencing. No one wants to work 8 hours a day at their kitchen counter or dining table. If you want an entire community full of short term rentals, this would be the way to ensure that happens.

This would eliminate any office, game room, playroom, theatre room, or any extra room.

This regulation will prevent sellers from marketing the true value of their home if they are not allowed to mention rooms that are not bedrooms. This will reduce the value of all homes in Bella Vista.

They need to fix the problem of the septic systems and put in a sewer.
Saying a builder cannot have bedrooms is not reasonable.

I understand the need to protect the environmental integrity and beauty of Bella Vista especially when faced with such rapid growth. I understand the continued need to required septic tanks to be sized accordingly by defining bedroom count and the anticipated amount of occupants and I support regulations that keeps builders and contractors in check. However I cannot support items 5 & 7 of the proposed ordinance. #5, It is not and has never been customary to require each bedroom to have an individually controlled heat source and this makes no sense other than an attempt t stifle growth. #7, You know good and well that we cannot market a bedroom without a closet and encourage that will only create confusion and could possibly impact values and again this makes no sense other than an attempt to discourage building and growth. Please don't play politics but do get serious and create a sensible proposal.

I am in favor of a new septic regulation but this proposal is not detailed enough and does not go far enough to address the issues in Bella Vista. The committee needs to consider Appraisal issues permitting issues with renovations of existing systems and city code issues. I believe much more work is needed to address this issue.
