Appeal to Robert Hill, Riptide Builders, Regarding Subject # 2
We appeal to Robert Hill regarding the proposed plans for Conditional Zoning in Subject #2 – located at the South entrance of Sea Trail on Clubhouse Road. We purchased – in many cases built – our nearby homes understanding Subject #2 is zoned Medium Residential density (MR3) and would therefore be non-commercial. Our property values, our lifestyle, and our neighborhood will be negatively impacted with the introduction of commercial properties in Subject #2.
We urge you to consider the proposed 2nd option for Subject #2. The introduction of duplexes is preferred to long-time residents, and new residents, alike. While we’ve seen numerous store fronts open, struggle & close, this option would provide the Town with a predictable tax increase. We appeal to you to consider one change to this option and incorporate 14 duplexes - omitting 4 duplexes near the proposed park. This option would protect our Heritage Trees, preserve the natural area of our South entrance, and complement our neighborhood.
The proposed park for Subject #2 brings no value to the Town’s tax base, current residents, or beauty of Sea Trail. As Town of Sunset Beach taxpayers, we already have pristine waterfront acres at our Town Park a block away. We urge you to preserve this area by omitting the proposed park for Subject # 2 and protect our Heritage trees.
We implore you to request that the Sunset Beach Town Council approve the construction of 14 duplexes as part of Subject #2 instead of the commercial development that was initially approved.
