The Andersen Ranch located between Mountain Street and Ormsby Boulevard and over to King Street is one of the first settled areas in Nevada’s capital city. This, the last vast open space on Carson City's west side, affording majestic, up-close and personal viewscapes that define the essence of Nevada's rich and spirited Battle-Born heritage, is currently under threat of being intensely developed. The Vintage at Kings Canyon threatens to erode Carson City’s unique and charming Westside neighborhood character by installing land uses and developing to densities that are incompatible with the existing zoning. Currently plans for development involves a master plan amendment that would change a nearly all of the currently zoned SF6 (6000 square foot lots per acre) and SF-12 (12,000 square foot lots) to mixed-use commercial or mixed-use residential to accommodate assisted living units and extended care facilities.

Zoning regulations exist for a reason, and that is to prevent new development from harming existing residences or businesses by building land uses that are incompatible and out of character with the surrounding makeup. Alteration of zoning regulations through master plan amendments has the serious potential to negatively impact neighboring community home values. The proposed land uses are incompatible with the existing surrounding neighborhood and would do just that. Regardless of the answer to the question of whether such units and facilities are needed in the community, everywhere else in Carson City these units and facilities are located in areas that are either appropriately zoned, or high density (multi-family) residential.

We the undersigned owners or residents of property in Carson City, Nevada oppose any requested zoning change, alteration or overlays to the existing zoning status to the aforementioned parcels. To avoid any detrimental impact from increased density beyond what is currently allowable, or incompatibility with the surrounding established neighborhood, the existing zoning should remain in tact.
