The RECA Measurement standard is illogical,creates discrepencies with the historical measurements of previous sales data, and will add to the confusion surrounding measurement; not clarify it.

This was a bad idea from the get go. Get rid of it now. Is R.E.C.A. Going to pay for the lawsuits that are bound to happen. Stop playing god and do the job you were hired to do.

It seems to me the intent of standardized measurement is admirable but the process and implementation is not having the desired result.

I don't understand having 2 sets of measurement rules from the board and RECA. We need a standardized method to eliminate confusion.

I am continually surprised at RECA. I really wonder if they are trying to represent the best interests of the buying public or just feel a need to have a reason for their existence. The RMS seems to be a hastily developed and poorly thought out rule for no real reason. What is this all about? Iris Talbot RE/MAX Real Estate (Central).

Hi Don, Its a good question. RECA is the single organization that administers the Real Estate Act of Alberta and it takes the place of what otherwise would be a government bureau in Service Alberta. CREB is the cooperative organization of licensees where individual brokerages (and their associates) come together to create a better situation for sellers and buyers by organizing property for sale and broadening the marketplace, as well as providing valuable information about market value used to make financing safe for lenders. Over the years the cooperative organization has met many challenges and created rules to an understandable marketplace. CREA is simply a trade organization, which provides a national positions for the cooperatives and maintains the trademark REALTOR. The difficulty is that RECA continually oversteps its boundary, and has now implemented rules that are clearly out of its domain of knowledge and I believe jurisdiction. I understand the compulsion to create uniform rules of reporting across the province. If the rules for measurement in the RMS document were't so obviously out of context with realty, we might be on to something. But the manner in which it was researched, using people who are have no understanding of what it is we do, and along with the completely shocking new calculation area from inside the walls is completely out of context with reality. This does not lead to any confidence of those who pretend to manage the Act. Further than that though, in this case it pretends to be addressing a problem of protecting the consumer, but rather imposes a whole new level of complexity and cost, and will only create greater liability. I'm not against standards for the whole province, just believe they should be based on real estate, (which is already in real property common law and statue law of the Province) not floating in some bureaucratic notion imprinted by "consultants" who are "measurement professionals". I can not comprehend this whole scam as well as others like it. What professional organization pays fees to 3 or more organizations so they can hire lawyers and spend countless hours spending our fees debating with each other? Do we not have a leader who can bring these together into one provincial organization that standardizes our province? This is absolutely insanity that is ultimately funded by the consumer which all claim to protect. Sorry! Fix our system and the rules and standards will follow.

The point of RECA is to protect the consumer. This does nothing to protect the consumer; and appears as if RECA only understands one side the the home buyer/seller process. How about a real, democratic process that includes more than just a few folks from RECA dictating a solution to a minor problem.

Some of the rules such as making it mandatory to have property size verified are great. the actual measurement rules for the RMS are a joke!

This is a huge problem and the public is ready to file a class action law suit as there are currently no standards with measurements. Agents and builders do not follow the same rules as we do and I have numerous examples specializing in inner city condos for over 20 years.

This must be dealt with asap. If RECA is designed to protect the public, these new conflicting RMS rules don't protect the buyers or the sellers. Seller's detached property will have increased measured sizes and attached properties will have decreased measured sizes from professional/legal land surveryors expert measurements.
