As of right multifamily requiring 15+ units per acre within a half mile of the downtown will greatly overwhelm the local infrastructure of towns, raising local property taxes and making towns even more unaffordable. Further requiring no off-street parking in the downtown will make streets unsafe for pedestrians and bikers, overly congest the downtown, and reduce revenues of in town businesses since other residents not living as close to town will not be able to find any parking in the downtown.

To consider all properties assessed at $300k in all parts of CT to be a "mansion" is misguided and penalizes many working class families struggling to get by in places where $1M dollar homes are starter homes or tear-downs. Furthermore, to establish that the state have direct zoning and tax control over municipalities undermines democratic representation on state and local levels, and sets a dangerous precedent for mismanaged state budgets to abuse their power for fund raising. There must be other ways to accomplish similar goals which are more sensitive to cost of living variations considering a town like Greenwich is far more diverse than most nearby towns with similar cost of living and real estate values.

I am 83 years old, and my wife with stage IV cancer at age 76, and both of us without Social Security or Medicare are already financially constrained, and more frivolous taxes would drive us to financial ruin, and force us to be a burden to the State.
