A drive thru with inadequate ingress/egress effectively makes our neighborhood the ingress/egress.

No special use permit should be approved. The traffice issues and lack of ingress and egress doesnt' in a residential neighborhood. This creates safety concerns.

Any traffic generated by this project must have its own ingress and egress that does not impact the residential neighborhood.

We are one of the houses located within the 750 feet range of the north parcel (our house is actually only about 100 feet from the southern part of the property and is adjacent to the roundabout that will be used by most of the traffic to access the new commercial sites). In general we are OK with the proposed new commercial and residential development in the north parcel, WITH THE EXCEPTION OF THE PROPOSED DRIVE-THROUGH. The developer had said they were targeting walk-in customers and a drive-through would make this unlikely. The additional 1500 cars per day estimated by the traffic study driving through the roundabout and past our side patio to get to and from the drive-through does not appeal to us. We are asking the Planning Commission to deny the "special use" request for the drive-through.

Facing Crater Lake. This is a ridiculous threat to our relative home value, our peaceable enjoyment of privacy, and the peace and security of our life. We would watch the drive-in line up-close and personal. NEIGHBORS — please comment on the Lafayette Planning Commission website, which then must be read by the Commissioners!! They have the power to decline/‘modify/accept/reject!!

I do not approve of a special use permit for a drive-thru for any commercial/retail on the parcel at 95th and Baseline. The residential neighborhood should not suffer because the city and the developer(s) did not do a good enough job designing the traffic flow to ensure that the commercial parcels could be accessed directly from the main roads.

A drive thru restaurant is wrong in a 4 corner residential area. Noise, pollution etc..

No drive thru. Better traffic plans than routing into IPS. We don’t need more retail when we have so many unoccupied storefronts. It becomes blight.

Rather than commercial and retail in this location, wouldn’t it make a nice park area with lots of trees — just before the sign that proclaims Lafayette as Tree City USA!

There is a never-ending loop of building a nice neighborhood that becomes ugly and undesirable when retail butts up right against the existing residential community. Grocery stores, Walmarts, 7-Elevens, drive-thrus, etc. attract garbage, traffic and noise that we don’t want to live next to. Developers don’t care and put in the retail and commercial anyway. Then, many of us unhappy neighbors sell our homes and move somewhere more peaceful and attractive. What directly follows is that those stores, chain restaurants and drive-thrus that we left behind, go out of business and get boarded up. Why not survey your captive audience (the residents of Indian Peaks South) that are in walking distance to the proposed development and put in what we want and will use? That’s a win-win! Why have the only attractive landscaping for the development adjacent to the busy streets: Baseline and 95th? Why not have a deeper landscape buffer between the parking lot and our homes? Why not dissuade drivers from taking our neighborhood road (Roser Drive) that needs to stay below 25mph and pedestrian-friendly? For commercial, I'd love to see live/work units that have a small business (SB) on the first floor and the SB owner living right above. There's countless examples that work: a tailor, accountant, photographer, architect, real estate agent, etc. The great thing about live/work is the business aspect is usually closed at night and on the weekends when all of us IPS neighbors are home. For restaurant & retail, I would suggest no national chains and ABSOLUTELY NO DRIVE-THRUs. How about a small wine bar, a bicycle repair shop. a hair salon/barbershop, a sandwich/salad cafe, a pilates studio, a bakery, an ice cream shop, a shoe repair store, a coffee place? What type of places would you want to see?
