Also traffic...trying to get out onto 910 is becoming more difficult with all the trucks from pitt ohio as it is, I dont want to think of how bad it will be if we add more people/cars.

I think the developers are asking for too many concessions: not planting enough trees back, moving houses closer to cram more in, and I don’t like there being town houses (fire hazards) and again too many people. They need to revise the plan for more green and less houses.

They have asked for too many variances. These guidelines exist for a reason. Additionally the question of this being a bat habitat has not been answered. Nor has a traffic study been done at the intersection of 910.

The proposed Richmont Estates by Ryan Homes will include approximately 45 single family homes and 52 townhomes. There are several issues with the proposal, including but not limited to: (1) Neither, Rich Hill Road, nor Jacoby Road can bear the burden of hundreds of additional cars traveling daily on either road. (2) Jacoby is in a constant state of disrepair and is prone to erosion, mudslides and water runoff from the hillside which borders it. Trees which are deeply rooted and planted on a sloping ground and then removed accelerate the process of erosion. Trees which are deeply rooted reduce the effective of erosive forces using their root systems. Replacing thousands of trees with seedlings will have an adverse impact on the land surrounding Jacoby. (3) Removing thousands of trees will disrupt wildlife especially deer and bats. (4) Developer stated there would be no impact on Little Deer Creek (wildlife - fish) due to the close proximity of the proposed development, but also stated that he could not guarantee that things such as detergent runoff etc. would not impact Little Deer Creek, nor could he guarantee such impact on properties from water runoff to persons who live off Jacoby. Told them if there is an issue, they would not be covered by the developer, but rather would have to obtain their own legal representative to deal with it. (5) Developer is asking for modifications to the zoning ordinances (which us residents are held to) such as replanting hundreds of fewer trees, smaller distances between houses so they can squeeze additional houses into such area and make more money, and side yard setback waivers. 100 housing units in approximately 30+ acres is a lot of homes in a very small area. (6) Developer will put a retaining pond into the development which can act as an attractive nuisance for children playing in the area. (7) Also, there is no green space proposed in the plan although Indiana Township will be losing 30+ acres of green spac

Please don’t take away the nice parts we still have around our town! We deserve more green earth and less housing. Plus Ryan is awful quality.
